T <br />RESOLUTION N0. 295 <br />WHEREAS, the application of Duke T. Eorde, 524 Neal Street, for a Zoning <br />Permit with Site Plan and Architectural Approval in order to <br />allow construction of a duplex on property located at the southeast corner <br />of Pleasanton Avenue and Division Street, in an RG-15 District, has come <br />before this Commission; <br />NOW, THEREFORE, BE IT RESOLVID AS FOLLOWS: <br />1. The above-named Zoning Permit with Site Plan and Architectural <br />Approval la hereby granted subject to the following conditions: <br />a. A grading and drainage plan and landscape plan must be <br />provlded for City staff approval prior to the issuance <br />of a building permit. <br />b. Parking areas and driveways must be paved to City <br />standards (ffinimum of 1~".asphaltic concrete on 5" <br />aggregate base). <br />c. ~roviaion o~ a 5-ft. additional right-of-way on <br />Division Street with 20-ft. radius on corner into <br />Pleasanton Avenue, and construction of adjacent side- <br />walk on Division Street, full 9-ft. sidewalk on <br />Pleasanton Avenue with planter pockets for trees, and <br />new curb on 25-ft. radius from Division Street into <br />Pleasanton Avenue. <br />d. Proper driveway openings in curbs must be constructed. <br />e. Existing hydrant must be replaced with new standard <br />Greenberg hydrant. <br />The next item on the agenda to be considered was the application of John M. Stanley, <br />3850-J Vineyard Avenue, for a Zoning. Permit with Site Plan and Architectural Ap- <br />proval in order to construct 12 multiple dwelling unite a~ 42j5 Pleaaanto Avenue, <br />in an RG-25 District. In presenting the staff repotti Mr. hales stdted a~l re- <br />quirementa of the Zoning Ordinance are met, and mentioned that a 12~ft. alley lies <br />adjacent to the south side of the premises, half of which is proposed to be paved <br />by the applicant. After discussion by the Commission, upon motion of Commissioner <br />Antonini, seconded by Commissioner Rega, the following resolution was adopted by <br />unanimous vote of those Comffisaionere present: <br />RESOLUTION N0. 296 <br />WHEREAS, the application of John M. Stanley, 3850-J Vineyard Avenue, for <br />a Zoning Permit with Site Plan and Architectural Approval in order <br />to construct 12 multiple dwelling unite at 4275 Pleasanton Avenue, in an <br />RG-25 District, has come before this Commission; <br />NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS: <br />1. The above-named Zoning Permit with Site Plan and Architectural <br />Approval ie hereby granted subject to the following conditlona: <br />a. Prior to issuance of a building permit, a complete <br />landscaping plan must be submitted and approved by <br />the City Engineer. <br />h. Prior to issuance of a building permit a complete <br />grading and drainage plan must be submitted and <br />approved by the City Engineer. <br />c. All on-site paving shall be to City standards, with a <br />miniarum of 1'~" asphalt-concrete and 5" of aggregate base. <br />The next item on the agenda was the application of Devmar, Inc., 268 Grand Avenue, <br />Oakland, fora Zoning Permit in accordance with Section 17.500, Ordinance No. 309, <br />in order to construct model homes on Lota No. 183, 184 and 185, Tract No. 2595. <br />
