<br />The regularly scheduled meeting of the Planning Commission was called to order at
<br />8:00 P.M. on Wednesday, April 8, 1964, by Chairman Philip Landon.
<br />ROLL CALL showed the following:
<br />Present: Commissioners Antonini

<br />Absent: Commissioner Wipfli
<br />On motion of Commissioner Rega, seconded by Commissioner Lozano, the minutes of the
<br />meeting of March 25, 1964, were approved as presented by unanimous vote of those
<br />Commissioners present.
<br />Chairman Landon opened the public hearing on the application of Duke T. Sonde, 524
<br />Neal Street, fora Variance from Section 8.500, Ordinance No. 309, in order to
<br />allow construction of a duplex on property located at the southeast corner of
<br />Pleasanton Avenue and Division Street, in an RG-15 District. This mattez was
<br />continued from the meeting of March 25, 1964. Mr. J. McNair, of Harmony Homes,
<br />was present in the audience and stated he had submitted a new plot plan to the
<br />Clty Engineer. There being no further comments from the audience, it was moved by
<br />Commissioner Antonini, seconded by Commissioner Lozano, and carried, that the
<br />public hearing be closed. Mr. Fales, in giving the staff report, stated a Variance
<br />ie requested for the total lot area and Lot width. The subject lot is 5990 eq.ft.,
<br />whereas 7500 eq.ft, is required. The lot width is 67 ft., whereas 70 ft. is re-
<br />quired, Thie was an existing lot of record prior to 1960. The staff recommends
<br />the Variance be granted, At the request of the Commission, Mz. Falea then die-
<br />cuesed the Zoning Permit application for the subject property. He stated the re-
<br />vised site plan would allow a 22 ft. setback on Division Street after a 5 ft.
<br />widening for sidewalk, or an 11 ft. front yard setback on Division Street if it
<br />were widened to a 60 ft. street. The staff feels this is a reasonable compromise
<br />even though a full widening of Division Street would eliminate one-half of the
<br />on•aite parking, and recommends the Zoning Permit be granted subject to conditions
<br />outlined. After diacusaion by the Commission, upon motion of Commissioner Rega,
<br />seconded by Commiaeloner Lozano, the following resolution was adopted by unanimous
<br />vote of those Commissioners present:

<br />WHEREAS, the application of Duke T. Bonds, 524 Neal Street, for a
<br />Variance from Section 8.500, Ordinance No. 309, in order
<br />to allow construction of a duplex on property located at the south-
<br />east corner of Pleasanton Avenue and Division Street, in an RG-15
<br />District, has come before this Commi.eaion;
<br />NOW, THEREFORE, BE IT
<br />RESOLVID, that the City of Pleasanton Planning Cos~isaion does
<br />hereby grant said Variance.
<br />Chairman Landon opened the public hearing on the application of Richard Garcia,
<br />Apt. 71, Kottinger Village, fora Variance from Sections 17.502, 17.504 and 18.100,
<br />Ord. No. 309, in order to construct a single-family dwelling upon the rear portion
<br />of a lot located at 209 Weat Angela St., in an R-1 District. Mr. McNair, of
<br />Harmony Homes, and Mr. Garcia were present in the audience. It was moved by Com-
<br />misaloner Lozano, seconded by Comedesloner Rega, and carried, that the public
<br />hearing be closed. Mr. Falea, in giving the staff report, stated the application
<br />is made for allowance of a rear dwelling with reduced lot area, reduced common
<br />yard and reduced access drive width. The staff deferred to legal opinion from the
