Proceed to consummate proposed Annexation No. 35, which <br />lnclddes the subject property. <br />2. Upon annexation, assign a maximum population density to <br />the area in question of 3.0 families per acre. <br />3. Assign single-family residential zoning to the area with <br />the provision that it be developed as a Planned llnit <br />Development with a minimum lot size of 8,000 square feet. <br />Chairman Landon declared a recess at 10;00 P.M. <br />Upon reconvening the meeting at 10:11 P.M., Chairman Landon proceeded to the ap- <br />plication of George R. Dotson, 21876 Main St., Aayward, foz a Zoning Permit with <br />Site Plan and Architectural Approval in order to construct 22 multiple dwelling <br />unite on a parcel of property located northwest of 827 Division Street, in an <br />RG-25 District. This matter was continued from the meeting of April 22, 1964, <br />pending the development of a staff plan for the realignment of Division Street. <br />Mr. Campbell stated that the staff plan for the realignment of Division Street <br />will be considered by the City Council on May 18, 1964, and presented the plan <br />to the Planning Commission for their inspection. Masers. Dotson and Ailliker <br />were present in the audience and joined in a discussion with Mr. Campbell and the <br />Commieaioa regarding the effect of the Division Street realignment on the subject <br />property. Upon motion of Commissioner Lozano, seconded by Commissioner Antonini, <br />the following resolution wan adopted by unanimous vote of those Commissioners <br />present: <br />RESOLUTION N0. 306 <br />WHEREAS, the application of George R. Dotson, 21876 Main St., Hayward <br />fora Zoning Yermit with Site Plan and Architectural Approval <br />in order to construct 22 multiple dwelling units on a parcel of property <br />Located northwest of 827 Division Street, in an RG-25 District, has come <br />before this Commission; <br />NOW, THEREFORE, BE IT RESOLVED AS FOLLOWS: <br />1. The above-named Zoning Permit with Site Plan and Architectural <br />Approval is hereby granted subject to the following conditions: <br />a. No construction shall be allaaed within 10 feet of the <br />creek bank unless foundations or bank protection satis- <br />factory to the City Engineer are provided. This shall <br />include fences, parking areas and pool apron. <br />b. The site plea shall be abdifled to recite the three <br />unite fronting on Division Street back along the bank <br />of the creek. <br />c. A complete grading and drainage plan shall be submitted <br />for staff approval prior to issuance of a building <br />permit. Drainage shall be carried to the creek in <br />underground conduit and adequate protection shall be <br />provided at the outlets. <br />d. All paving shall be to City standards with a minimum of <br />i~-inch asphaltic concrete and 5-inch aggregate base. <br />e. Street widening and improvements shall be required ae <br />determined by the City Council in connection with <br />Minor Subdivision Request No. M564-3. <br />f. The property owner shall guarantee to plant street trees <br />in their ultimate location along Division Street as soon <br />as the precise plan line has been established. <br />g. A wet fire line with necessary connections, valves and <br />hy::r.:n~s shall be installed in accordance with the re- <br />quirements of the Fire Chief. <br />
