Stop sign control was suggested. • <br />Relative to RG-25 and RG-15 zoning, Mr, Frost stated that RG-25 zoning is not <br />economical to maintain properly. The Commission stated that the City has control <br />by zoning and density requirements and that design, and density is the goal in this <br />case, It was recommended that the zoning be half RG-25 and half RG-15 with the <br />developer deciding exactly where each shall be located. <br />Mr. Falea then read a letter from Mr. Lee J. Amaral requesting the initiation of <br />annexation proceedings regarding a parcel of property containing approximatelq 34 <br />acree~ known as the Arnaudon property, and located on Pleasanton-Sunol Road. The <br />Commission instructed Mr. Fales to refer this matter to Livingston and Blayney for <br />their recommendation. <br />Mr. John Reilly was present in the audience and asked the proper procedure in <br />obtaining permission to put a car wash at 428 Main Street,. The Commission instruct- <br />ed Ms. Reilly to obtain a Zoning Permit Application from the City offices and <br />proceed from that point. <br />Mr. Falea informed the Commission that Mr. Robert Schick of the Alisal Daizy Bar <br />at 4895 First Street desires to go into an additional business of selling fresh <br />vegetables along with the dairy bar items. Mr, Schick was instructed to contact <br />the Alameda County Health Department to obtain their permission as the City does <br />not have jurisdiction in this matter. <br />Chairman I!andon proceeded to the study session item - Proposed Tract No. 2639, Rose <br />Ranch. The Commission outlined the basic decisions reached at the last study <br />session, which were; 6500 square feet minimum, density to be four units per acre, <br />sad any modification should be through dedication of open space to the City. The <br />Commission would consider a regional shopping center as satisfactory but other <br />possible siren in the planning area would also be designated, There should be an <br />alternate plan for each such area in the event the center went elsewhere. The <br />Commission decided to grant C-C zoning, but in the Zoning Permit for Planned IInit <br />Development state that if center goes elsewhere, rezoning 8utomatically will be <br />initiated, Mr, Ted Fairfield then briefed the Commission and Mr. Fales oa former <br />discussion from the developer's view point. Mr, George Oakes, present in the <br />audience, defended his views on the 6000 square foot lots and discussed this <br />subject with the Commission. After considerable discussion, it was decided by the <br />Commission to defer the matter until after Livingston and Blayney present their <br />sketches; etc, to the City Council and Planning Commission oa August 17, 1964. <br />There being no further business to come before the Commission, upon motion of <br />Commissioner Lozano, seconded by Commissioner Rega, and carried, the meeting was <br />adjourned at 10:40 P,M„ to meet again oa Wednesday, August 26, 1964, at 8;00 P,M, <br />
