M I N U T E S <br />of <br />THE MEETING <br />of <br />THE PLANNING COMMISSION <br />Pleasanton, California <br />November 25, 1964 <br />The regularly scheduled meeting of the Planning Commission was called to order at <br />8:00 P.M., on Wednesday, November 25, 1964, by Chairmen Landon. <br />ROLL CALL showed the following: <br />Present: Commissioners Antonini <br />Johnston <br />Lozano <br />Raga <br />Chairmen Landon <br />Secretary Falea <br />Upon motion of Commissioner Lozano, seconded by Commissioner Antonini, the minutes <br />of the meeting of November 12, 1964, were approved as presented by unanimous vote. <br />Chairmen Landon proceeded to the application of H.J. Deetz, 4227 Pleasanton Ave., <br />for a Zoning Permit with Site Plan, Architectural and Landscape Approval in order <br />to locate two portable storage buildings on property on the north side of St. John <br />Street opposite Pleasanton Avenue, in a C-G District. Mr. Falea stated that the <br />applicant has requested that this matter be continued to the meeting of December 9. <br />It was saved by Commissioner Rega, seconded by Commissioner Johnston, and carried, <br />that the above application be continued to the meeting of December 9, 1964. <br />The next item on the agenda was the application of Mra. Chester Roeai, 9838 <br />MacArthur Blvd., Oakland, for a Zoning Permit with Site Plan, Architectural and <br />Landscape Approval in order to construct multiple dwelling unite at 492 St. John <br />Street, in an RG-15 District. Mr. False said that the staff has had conversations <br />with the applicant and Mr. Cliff Beck, of Murphy Realty, and the applicant has <br />decided to wait for further Central Business District Plan developments and formu- <br />lation of the alig:mtent of a new street west of Main St. before proceeding further. <br />It was moved by Commissioner Johnston, seconded by Commissioner Lozano, and carried. <br />that the above application be held in abeyance until information ie received from <br />the applicant as to its re-activation or withdrawal. <br />Chairman Landon proceeded to a referral from the City Council of the application of <br />George Marment, 403 Oak Laae, for a Conditional Uae Permit under Section 11.306, <br />Ord. No. 309, in order to add two unite to an existing multiple dwelling located <br />at 187 and 195 Bernal Ave., in a C-C District (amended application with new site <br />plan), which was continued from the meeting of November 12, 1964. Mr. False pre- <br />sented a review of the history of thin application, culminating in denial of the <br />application by the Commission an October 14, 1964, and appeal by the applicant to <br />the City Council on October 30, 1964, the result of which ie the present referral. <br />At the time the applicant appealed the adverse decision of the Planning Commission <br />to the City Council, he indicated he had amended hie plan. The City Council, at <br />that time, referred the amended application back to the Planning Commission without <br />recommendation. After consideration of the amended site plan, Mr. Felea stated <br />the staff feels that the conditional use proposed ie compatible with surrounding <br />use. A aide-yard Variance would be required, ea 5 ft. 5 inches is shown on each <br />aide, whereas a minimum of 8 ft. on one aide and a total of 20 ft. is required. <br />The rear-yard setback ahovre 24 ft. 5 inches, whereas 25 ft. is required. Fifteen <br />parking spaces are required and indicated. City Attorney Struthers explained that <br />thin ie an expansion of a non-conforming use for the existing portion only, and <br />variances would be required, where necessary, for any additional construction. <br />Following discussion by the Commission, upon motion of Co~isaioner Johnston, <br />seconded by Commissioner Lozano, the following resolution was adopted by unanimous <br />vote: <br />RESOLUTION N0, 363 <br />WHEREAS, the amended application of George Marment, 403 Oak Lane, for a <br />Conditional Use Permit under Section 11.306, Ord. No. 309, in <br />order to add two unite to an existing multiple dwelling located at 187 <br />and 195 Bernal Ave., in a C-C District, has come before this Commi.aeion; <br />
