Mr. Volk stated that he wants to go ahead and develop. There is too much industrial <br />land already, and there is ample reason for residential zoning. He displayed a map <br />showing the available industrial property is the area. <br />Mr. Blayney said that Henry Mariam , secretary for F?illow West and attorney for the <br />family, engaged Mr. Coleman to make a study of the area which encompasses 500 acres <br />bounded by Hopyatd Road, the Southern Pacific Railroad and Santa Rita Road. Mr. <br />Coleman is of the opinion there is more than adequate land in this area which can be <br />dedicated to industrial use. <br />Mr. Falea said that an engineer for the Stodeson Organization celled him indicating <br />disfavor with the shifting of Pine Avenue extension north, which would extend Pine <br />Ave. through their property to Foothill Road. Relatively no one who owns land in <br />the subject area wants it zoned industrial, Mr. Fales added. <br />Dr. Howard Long asked Mr, Volk if he has brought any industry to offset the burden <br />on the taxpayers for the thousands of school children. Mr. Volk replied he has tried <br />earnestly to attract industry. They have spent money to help develop flood control <br />to attract induairy to this community. They have invested $300,000 in temporary <br />schools for their community prior to the time the Murray School District can receive <br />State aid. He said their attempt to sell property industry has not met with success, <br />and he would welcome help from people in the community to develop the subject property <br />as industrial. <br />Mr. Ray Nilson, of Clayton, owner of 106 scree in the subject proposed industrial <br />area, said he was not in favor of industrial development for his property. <br />Mr. Falea pointed out that during the past two years Pleasanton has located four <br />industries within the City Limits. <br />Coa~nity Facilities. No comments. <br />After Chairman Landon ascertained that everyone who wished to speak had been heard, <br />it was moved by Commissioner Lozano, seconded by Commi.asioner Antonini, and carried, <br />that the public hearing be closed. <br />After considerable discussion by the Commission, upon motion of Commissioner Rega, <br />seconded by Commissioner Antonini, the following resolution was adopted by unanimous <br />vote of those Commissioners present: <br />RESOLUTION N0, 381 <br />RESOLVED: <br />The City Planning Commission, ae an initial zeport, herebygo~e~a,~tn+c~, <br />recommends to the City Council adoption of the proposed Pleasanton ~~,,,,~~~~~~~ <br />Area General Plan, dated November 5, 1964, with the following ya2~io~ba <br />changes and modifications: Qa~ <br />1. Change the language in the General Plan description relating <br />to medium density areas which refers to "predominantly <br />6,500 square foot lots" in order to reflect the concept of <br />mixed lot sizes with some lots in excess of 6,500 square <br />feet. This language would particulazly apply to the area <br />immediately east of Foothill Road between Interstate Route <br />580 and Bernal Avenue. <br />2. Commercial Areas <br />No changes <br />3. Change the indicated land use for that portion of the Busch <br />property located west of a southerly extension of Martin Avenue <br />from Sand and Gravel Harvesting and Processing to Limited <br />Industrial, and include a landscaped buffer on the easterly <br />perimeter of this area. <br />
