general po~.icy of the City concerning the rect.=vela~ment of the Central Business
District. The staff, therefore, recommends denial on the grounds that the pro-
posed sign does not conform to the Zoning Ordinance. Mr. Owen Tiegen. repre-
senting the applicant, was present in the audience, and stated that in hie
opinion the sign is necessary for identification purposes since the building is
set back considerably from the street, and a sign of this size is also necessary
f~: emergency purposes. The sign actually ie proposed to be located 7 ft. back
from ~ha sidewalk. Chairman Landon suggested that +_he applicant consider a
smaller sign, and perhaps offer several different si.gna for the Commission to
consider at the meeting of June 23. Mr. Tiegen agreed to do this. It was moved
by Chairman Landon, seconded by Commissioner Rega, and carried, that the above
matter be continued to the meeting of June 23, 1965.
The next item on the agenda was a referral frors tits City Council: Suggested name
fir the nets street west of and Fnrallel to Main Street, which was continued front
the meeting of May 26. The names "Murphy" (for Supervisor Murphy), "Diablo" and
"Schween Boulevard or Avenue" were suggested. Mr. Campbell mentioned that the
theme of the downtown area has been mainly historical names. He also stated that
the Chamber of Commerce Subcommittee on Co®uniL•y Development may have some
suggestions. It was also mentioned that a contest might possibly be held to
suggest a street name. Chairman Landon suggested that the staff contact the
Secretary of the Chambet of Commerce and see if they are interested in considering
a theme for the Central Business District and suggest several street names and
refer to their subcommittee.
Mx. Campbell read a referral from the Alameda County Planning Department con-
cerning the application of James F. Mitchell, for adjustment for the approval of
2 horses and 9 sheep on a 41,500 aq.ft. parcel, the existing use nonconforming
in that the stable is closer thae 50' to the rear property line, the front yard
ie reduced and the fence exceeds height limit, at Route 1, Box 810, Vineyard Ave.
After consideration, the Commission decided to make no recommendation regarding
this application. Two other referrals from the County were received too late
for the staff to consider before this meeting, and Mr. Campbell said they would
be brought to the Commission at the meeting of June 23, since that would give
ample time for recommendations as these matters are not to be considered by the
Alameda County Planning Commission until July 12, 1965.
Mr. Campbell stated that a re-referral has been made by the City Council to the
Planning Commission on the matter of Esaenas Investments to locate a Safeway
and other stores at Santa Rita Road and Valley Avenue. He stated the Commission
has 40 days to act on this referral. Chairmen Landon said the Commission must
consider what wi3.1 happen to the other three corners at the intersection of
Santa Rita Road s::d Valley Avenue before making a decision, and recommends con-
cideration of this matter at the meeting of June 23, 1965. Mr. Chris Beratlis
introduced from the audience t~eeara. Johnson, DeMaria and Richard Ocheltree,
representing Weetern Sierra Lumber Co., and they discussed informally with the
Commission the proposed commercial development of the Weetern Sierra property
at the corner of Santa Rita Road and Valley Ave. Mr. Campbell explained that
the subject property is a portion of the area presently under litigation and,
therefore, no annexation can be entertained by the City of Pleasanton at this
ti.tnee M?-, Struthers sL•ated that an agreement could be entered into with Alameda
County £u;; annexation similar to that with Schulte-Blackwell. The agreement
must be contingent: upon settlement of the litigation, and a time limit set for
the arrangement of utilities. Chairman Landon suggested that Western Sietra
consider alternate methods of developing their property under Planned Unit De-
velopment. Mr. Campbell suggested that the Commie6lon awair_ the City Manager's
report 'tom ins City Council retarding this matter, and that. this subject be
placed on the agenda fox the Planning Commission meeting of June 23, 1965.
M7:. t;ran}~i-e ~ l intrnd,,ced thr su'~+ect of.
