<br />The regularly scheduled meeting of the Planning Commission was called to order at
<br />8:00 P.M., on Wednesday, June 23, 1965, by Chairman Landon.
<br />ROLL CALL showed the following:

<br />Director of Public Works Alan Campbell served ae Secretary Pro Tempore
<br />for this meeting.
<br />On motion of Commissioner Lozano, seconded by Commissioner Johnston, the minutes
<br />of the meeting of June 9, 1965, Were approved as presented by unanimous vote of
<br />those Commissioners present.
<br />Chairman Landon opened the public hearings, continued from the meeting of June 9,
<br />1965, on the application of Ted Kuhlkin, 20928 Redwood Road, Castro Valley, for a
<br />Conditional Uae Permit in order to operate an existing mobile home park ae a con-
<br />forming use, located at 777, 779 and 785 Roae Avenue, in an RG-15 District; and
<br />also a Variance application by the same applicant from Section 17.404, Ord.No.309,
<br />in order to expand an existing mobile home park with a reduced site area, reduced
<br />recreational area, reduced rear-yard setback and increased unit density at the
<br />above address. Mr. Campbell stated that the staff had received a telephone call
<br />from the applicant requesting the public heazinge on both applications be con-
<br />tinued to the meeting of July 14, 1965, since the applicant ie out-of-town at the
<br />present time. It was moved by Chairman Landon, seconded by Commissioner 3ohnston,
<br />and carried, that the above-described public hearings be continued to the meeting
<br />of July 14, 1965.
<br />Chairmen Lacuion opened the public hearing on the application of D ~ V Builders,
<br />Inc., 6000 Telegraph Ave., Oakland, for an amendment to Ord. No. 309 rezoning
<br />approximately 33 acres east of Vine Avenue, between Black and Valley Avenues, from
<br />the A District to the R-1 District. Mr. Campbell explained that the subject area
<br />was part of Annex No. 31, and was zoned A subsequent to the annexation and in
<br />accordance with the annexation agreement by Ordinance No. 388. The staff re-
<br />coa®enda approval as the proposed rezoning is in accordance with the adopted
<br />General Plan and the annexation agreement consummated with D & V Builders, Inc.,
<br />in connection with Annex No. 31, There being no comments from the audience, it
<br />was moved by Commissioner Lozano, seconded by Co~siasioner Johnston, and carried,
<br />that the public hearing be closed. After consideration by the Commission, upon
<br />motion by Chairman Landon, seconded by Commissioner Lozano, the following resolu-
<br />tion was adopted by unanimous vote of those Commissioners present:

<br />RESOLVED:
<br />The City Planning Commission, after the required public
<br />hearing, hereby recommends to the City Council amendment
<br />to Ordinance No. 309 rezoning approximately 33 acres
<br />east of Vine Avenue, between Black and Valley 4venues,
<br />from the A Dtatrfct to the R-L District.
<br />Chairman Landon opened the public hearing on the application of W. T. Marsh,
<br />Castlewood Country Club, for an amendment to Ord. No. 309 rezoning a parcel of
<br />approximately 3/4 of an acre located on the east Bide of Sunol Blvd, between
<br />Sonoma Drive an3 Sycamore Road from the A District to the C-0 District. Mr.
<br />Campbell, in giving Che staff report, stated that the parcel is triangular,
