<br />Commissioners present that the above matters be brought up at a study session set
<br />for 7:00 P.M., August 25, 1965, by the Commissioners and staff.
<br />Next item on the agenda wes the application of A. J. Avilla, 991 Roee Ave., for a
<br />Variance fzam Section 8.500, Ozd. No. 309, in order to construct a duplex on a lot
<br />with reduced site width, on a parcel of property adjacent on the west to 929 Roee
<br />Ave., in an RG-15 District, continued from July 14 and 28, 1965. Mr. Campbell
<br />stated that the staff had received communication from the applicant asking that
<br />the above application, together with the application for a zoning permit on same,
<br />be withdrawn. It was moved by Commissioner Johnston, seconded by Commissioner
<br />Antonini, end carried, that the public hearing be closed. There being no further
<br />diecueaion, upon motion of Commissioner Johnston, seconded by Commissioner Rega,
<br />it was the unanimous vote of those Commissioners present that the applications of
<br />A. J. Avilla, 991 Roee Ave., for Variance and Zoning Permit be permanently with-
<br />drawn.
<br />Acting Chairmen Antonini then opened public hearing on the application of Ira
<br />O'Bryant, Tracy, California, for a Variance from Section 6.5, Ord. No. 309, in
<br />order to construct a single-family dwelling with a reduced rear-yard setback, on
<br />a lot at 484 Mavis Drive, in an R-1 District. Mr. Campbell presented drawings
<br />and stated that the proposal to reduce the rear yard by the three feet would have
<br />no detrimental effect on the property in question or other surrounding properties.
<br />There being no further discussion, it wes moved by Commissioner Johnston, seconded
<br />by Commissioner Rega, and carried, that the public hearing be closed. After
<br />brief diecueaion on the Subdividion Ordinance concerning corner Lote, upon motion
<br />by Co~iseioner Antonini, seconded by Commissioner Rega, the following resolution
<br />was adopted by unanimous vote of those Commissioners present:

<br />The City Planning Commission, after the required public hearing,
<br />hereby recommends that the application of Ira O'Bryant, Tracy,
<br />Calif., for a Variance from Section 6.5, Ord. No. 309, in order
<br />to construct a single-family dwelling with a reduced rear-yard
<br />setback, on a lot at 484 Mavis Drive, in an R-1 District, be
<br />granted.
<br />In light of the above mentioned diecueaion on corner lots, the Commission instruct-
<br />ed the staff to add this matter to the agenda for the study session set for 7:00
<br />P.M., August 25, 1965, by the Commiaeionere and staff.
<br />The next item on the agenda was the application of V. C. Miller, 4235 First St.,
<br />fora Zoning Permit is order to install a single-faced, illuminated sign in con-
<br />nection with s florist shop at the above address in a C-C District. Mr. Campbell
<br />presented a drawing of the sign, and stated that it met all requirements and was
<br />compatible with other signs in the area. After diecueaion by the Commission, upon
<br />motion of Commissioner Rega, seconded by Commissioner Johnston, the following
<br />resolution was adopted by unanimous vote of those Commissioners present:

<br />Zoning Permit in order to install a single-faced, illuminated
<br />sign in connection with a florist shop at the above address in a C-C
<br />District, has come before this Commission;

<br />RESOLVED, that the above-named Zoning Permit is hereby granted subject to
<br />the following conditions:
<br />1. Said sign must be illuminated from within.
<br />2. Said sign may not be a fleshing type sign.
