If the development of the <br />adjoining property for Church purposes has been assured, no reservation <br />will be required. <br />12. Existing specimen trees shall be retained if possible and the grading plans <br />shall be developed that will prevent disturbance to the root systems <br />of these trees; such a plan to be subjecC to approval of the Director of <br />public Works. <br />13. Payment of fees for public park land in accordance with the provisions <br />of Ordinance 439 shall be required. The extent of fees to be determined <br />at the time of Finai Map review. <br />The next item on the agenda was the referral from the City Council regarding <br />Santa Rita Road Precise Plan Lines. Mr. Spink presented the staff report which <br />recommended that the Planning Commission report to the City Council that the <br />alternate alignment proposed is a generally acceptable alternate from the view- <br />point of engineering feasibility and traffic safety. That the Planning Com- <br />mission further report that no judgment is offered regarding the extent of <br />equitability offered by either alternate since no firm basis for evaluating <br />equity has been established. Mr. Paul Zeanah was present in the audience and <br />spoke relative to this matter. After further discussion, UPON MOTION OF <br />COMMISSIONER PLATO, SECONDED BY COMMISSIONER JOHNSTON, AND CARRIED, IT WAS <br />DETERMINED TO TAKE ACTION REAFFIRMING THEIR PREVIOUS RECOMMENDATION FOR PRECISE <br />PLAN. LINES FOR SANTA RITA ROAD. <br />12-1. Request of Highland Oaks~morovement Association. <br />Under matters for the information of the Commission, Mr. Spink presented a <br />letter from the Highland Oaka Improvement Association requesting an addition <br />to existing facilities for a tool shed. Mr. Spink further indicated that, <br />in the staff's opinion, this addition would no create any major problems. <br />UPON MOTION OF CHAIRMAN ANTONINI, SECONDED BY COMMISSIONER JOHNSTON, AND <br />CARRIED, IT WAS DETERMINED TO TURN THE MATTER OVER TO THE CITY PLANNER FOR <br />FINAL DECISION. <br />12-2. First National Bank. <br />Under matters for the information of the Commission, Mr. Spink informed- the <br />Commission that the First National Bank was desirous to use the old Safeway <br />building for a new banking facility. Mr. Jack Bras, representing the First <br />National Bank, was present in the audience and spoke relative to the proposal <br />made by the bank. Mr. Bras asked that, rather than all the sidewalk, curb, <br />su3 gutter being replaced at this time, only a portion be replaced. After <br />further discussion, the Commission decided that a field trip for inspection <br />purposes should he made by the Commission and the City Engineer prior to <br />making any decision or recommendation an this matter. <br />Mr.+Spinc-informed the-Commission of the City Council's action in approval <br />of the Blackburn appeal. The City Council also indicated that the Planning <br />Commission and staff should study the problems of configuration of lot size <br />and density in areas of multiple family, particularly the area on Palomino <br />Drive. Mr. Spink will prepare a report on multiple family design to be pre- <br />sented to the Planning Commission at a later date. The Commission asked that <br />the City Council present a specific and definite set of guide lines for <br />the Commission to follow. <br />Chairman Antonini presented a letter from Coa®lssioner Johnston which stated <br />his intention to resign from the Planning Commission at the end of his <br />term. <br />Thr.,:e being no further business to come before the Commission, upon motion <br />o£ Chairman Antonini, seconded by Commissioner Plato, and carried, the meeting <br />was adjourned at 11:10 P.M., to meet again on Wednesday, April 26, 1967, at <br />E:00 P.M. <br />Greta <br />Y- ~a-~~ <br />
