UPON MOTION OF COt~1ISSI0NER <br />JOHNSTON, SECONDED BY COMMISSIONER PLATO, AND CARRIED, IT WAS DETERMINED TO <br />ENDOP.SE, IN PRINCIPLE, THE DIRECTIONAL SIGNS PROPOSED AND TO RECOMMEND TO <br />THE CITY COUNCIL THE ACCEPTANCE OF THE SIGNS AS OFFERED BY THE CHAMBER OF COMMERCI <br />7c Communication Z-65-3, A. Hazarabedian. <br />The next item on the agenda was a request from A. Hazarabedian for modification <br />of condition (4) of Zoning Permit 2-65-3 prohibiting overnight boarding of <br />animals. Mr. Spink presented a letter from Mr. Hazarabedian and also presented <br />the staff report which recommended approval of the modification requested. <br />After further discussion, UPON MOTION OF COMMISSIONER PLATO, SECONDED BY <br />COMMISSIONER JOHNSTON, AND CARRIED, IT WAS DETERMINED THAT THE REQUEST FOR <br />MODIFICATION OF THE ZONING PERMIT BE DENIED. <br />The next item on the agenda was the request for approval of a one year time <br />extension for Stonegate, Tract 2843, Mr. Spink presented the staff report which <br />recommended approval. UPON MOTION CP' COMMISSIONER JOHNSTON, SECONDED BY <br />C04II~fISSIONER PLATO, AND CARRIED, IT WAS DETERMINED TO RECOMMEND TO THE CITY <br />COUNCIL THAT A ONE-YEAR TIME EXTENSION TO MARCH 28, 1968, BE GRANTED FOR TENTA- <br />TIVE MAP TRACT 2843 SUBJECT TO THE FIFTEEN PREVIWS CONDITIONS OF APPROVAL <br />AS SET FORTN IN THE CITY ENGINEER'S REPORT TO THE PLANNING C~`IIIISSION DATED <br />MARCH 23, 1966, AS REFERENCED IN CITY COUNCIL RESOLUTION N0. 66-40. <br />8b. Tentative Subdivision Man - Tract 2929, Twin Oaks. <br />the next item on the agenda was the application of Twin Oaks, Permabilt <br />Homes, request for Tentative Map approval for an area generally easterly of <br />the present terminus of Neal Street and Bonita Avenue. Mr. Spink presented <br />the staff report which recommended approval with stated conditions. <br />Mr. Ted Fairfield was present in the audience representing Permabilt Homes. <br />Mr. Fairfield suggested alight changes in the listed conditions. After further <br />discussion, UPON MOTION OF COMMISSIONER JOHNSTON, SECONDED BY CHAIRMAN ANTONINI, <br />AND CARRIED, 'IT WAS DETERMINED THAT TENTATIVE MAP FOR TRACT 2929, TWIN MKS, <br />BE APPROVED WITH THE FOLLOWING CONDITIONS: <br />1. That aIl in-tract easements be granted as public service easements with <br />no reference to specific use. <br />2: That the number, size sad location of fire hydrants remain subject to <br />change pending completion of a study of this matter by the Fire Chief. <br />3. That the developer provide all the street lighting facilities necessary <br />to adequately light the streets within this tract at the lowest possible <br />cost to the City and in accordance with the method, City owned or P. G. &E. <br />owned, that is commonly in use by the City of Pleasanton at the time of <br />approval of the final map. <br />4•. That electric power distribution and communication service systems be placed <br />totally underground except for pad-mounted transformers and above-ground <br />splicing cabinets where necessary. <br />5. That approval of the storm drainage system be withheld until final design <br />calculations have been completed and the developer has demonstrated to <br />the satisfaction of the City Engineer that the system fully meets the <br />requirements of this developmednthendevelopertshallapays$175tpernacreufor <br />runoff through this tract, <br />downstream drainage improvements. ~7"~~'b~ <br />6. That approval of the water supply and distribution system be withheld <br />until the developer has demonstrated to the satisfaction of the City <br />Engineer that the proposed system meets both the immediate and long-range <br />requirements for supplying water in this area. <br />8. That approval of the sanitary sewer system be withheld until the developer <br />has demonstrated to the satisfaction of the City Engineer that the proposed <br />system is adequate for the service area and generally meets the require- <br />ments of the sanitary sewer system in this area. <br />9. That the developer agree to cooperate with the Catholic Church in providing <br />secondary access to the church site by selling or leasing at a fair <br />market value the land necessary to provide such secondary access. <br />10. That the minimum width of lots containing Public Service Easements be <br />increased where possible by the amount that the buildable width is reduced <br />by the easements, subject to review of the City Engineer at time of Final <br />Map approval. This would be three feet for the typical case of a 10 foot <br />
