12. That a grading plan be submitted as a part <br />of the tract improvement plans. <br />13. That the Planning Commission allow a modifi- <br />cation of Article 7.06, Ordinance No. 358, <br />by approving those instances where opposing <br />streets entering upon a cross street are off- <br />set less than 300 feet. <br />14. That park dedication be required under the <br />terms of Ordinance No. 439 with the applicant <br />to enter into an agreement concerning the <br />manner of acquisition and payment for park <br />land indicated in excess of dedication require- <br />mentas. this agreement to be concluded prior <br />to filing of a Final Map. <br />15. Lots 92, 118 and 120 to be revised to meet <br />minimum lot size of 6,500 square feet. <br />16. That Alternate 1 relating the street <br />pattern to Tentative Map, Tract 2904 to <br />the south be approved with the pattern <br />used dependent upon the outcome of consid- <br />erations for revision of Tentative Map, Tract <br />2904. <br />8b. Tract 2896, Stonegate. The next item on the agenda was <br />Tract 2896, Stonegate, request for time extension and modifi- <br />cation of Plasmed Unit Development exhibit for regional shopping <br />center site plans. Mr. Spink presented the staff report which <br />recommended approval of a time extension. After further dis- <br />cussion, upon motion of Commissioner Arnold, seconded by Camaiasioner Gibbs, <br />the following resolution was adopted by unanimous vote: <br />RESOLUTION N0. 716 <br />[dHHREAS, the request for Tract 2896, Stonegate for time <br />extension and modification of Plamied Unit Develop- <br />ment for regional shopping center site plans, bas <br />come before this Commission: <br />NOW, THEREFORE, BS IT <br />RESOLVED: to recommend to the City Council that a six months <br />time extension to February 21, 1968, be granted <br />for Tentative Map, Tract 2896, subject to the 14 <br />previous conditions of approval set forth in the <br />report from the City Engineer to the Commission <br />dated August 24, 1966, with the following addi- <br />tions and changes. <br />1. Condition 14 is changed to locate the fire <br />station on the southeast corner of the inter- <br />section of Streets A and C. <br />2. Applicant to submit intended amendments to the <br />map prior to the expiration of the 6 months <br />period at which time an additional 6 month <br />extension may be granted. <br />No action was taken on the Site Plan Schematic pending submission of amend- <br />ments to the Tentative Map and the more detailed schematic suggested. <br />8c. Tract 2950. Val Vista. The next item was Tract 2950, Val Vista, <br />Besco, Incorporated, detailed site plan approvals for Planned Unit Development. <br />It was suggested this item be deferred to the Subdivision Committee for a <br />determination regarding fencing, elevations and building plans. UPON MOTION <br />OF COMMISSIONER GARRIGAN, SSCONDSD BY CHAIRMAN ANTONINI, AND CARRIED, IT WAS <br />DBTERMINED TO DEFER THIS MATTER TO THB SUBDIVISION COMMITTEE FOR DECISION. <br />10a. Referrals from the City Council. The next item on the agenda was RZ-67-9, <br />Referral from the City Council for reconsideration of Planning Commission's <br />recommendation in light of terms of annexation agreement for Annex 42 and <br />recd®endation for RZ-67-10. Mr. Spink presented the staff report. After <br />further discussion, upon motion of Commissioner Arnold, seconded by Commissioner <br />Carrigan, the following resolution was adopted by unanimous vote; <br />-6- 9-7.3-67 <br />
