PLANNING COMMISSION CITY OF PLEASANTON
ALAMEDA COUNTY, CALIFORNIA
RESOLUTION N0. 2809
A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF
PLEASANTON APPROVING CASE UP-86-30, APPLICATION OF
PONDEROSA INDUSTRIES, INC.
WHEREAS, Ponderosa Industries, Inc. applied for a conditional use
permit to allow for the establishment of an additional
model home within the existing complex located on the
north and south sides of Corte Blanca; and
WHEREAS, zoning for the property is R-1-6500 (Single-family
Residential) District; and
WHEREAS, a duly noticed public hearing was held July 23, 1986 at
which time all public testimony, relevant exhibits and
recommendations of the City staff were considered; and
WHEREAS, the Planning Commission made the following findings with
regard to this application:
A. That the proposed location of the conditional use is
in accordance with the objectives of the zoning
ordinance and the purposes of the district in which
the site is located.
Planning Commission agrees with staff that the
addition of one model to the existing complex will
not interfere with the enjoyment of private property
by those in the adjoining R-1-6500 Zoning District.
The structures are similar to the type and design of
other residences in the tract. The operation will
not interfere with the residential character of the
development. Furthermore, approval will also
require approval of the required variance (Case
v-86-z2).
B. That the proposed location of the conditional use
and the conditions under which it would be operated
or maintained will not be detrimental to the public
health, safety, or welfare, or materially injurious
to the properties or improvements in the vicinity.
The existing location of the model home complex is
on a separate cul-de-sac, across the street and
somewhat separated from occupied units and will not
be detrimental to the public health, safety, and
welfare of adjacent properties. There is ample
parking to avoid potential parking and traffic
conflicts.
