PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. 2809 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING CASE UP-86-30, APPLICATION OF <br />PONDEROSA INDUSTRIES, INC. <br />WHEREAS, Ponderosa Industries, Inc. applied for a conditional use <br />permit to allow for the establishment of an additional <br />model home within the existing complex located on the <br />north and south sides of Corte Blanca; and <br />WHEREAS, zoning for the property is R-1-6500 (Single-family <br />Residential) District; and <br />WHEREAS, a duly noticed public hearing was held July 23, 1986 at <br />which time all public testimony, relevant exhibits and <br />recommendations of the City staff were considered; and <br />WHEREAS, the Planning Commission made the following findings with <br />regard to this application: <br />A. That the proposed location of the conditional use is <br />in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which <br />the site is located. <br />Planning Commission agrees with staff that the <br />addition of one model to the existing complex will <br />not interfere with the enjoyment of private property <br />by those in the adjoining R-1-6500 Zoning District. <br />The structures are similar to the type and design of <br />other residences in the tract. The operation will <br />not interfere with the residential character of the <br />development. Furthermore, approval will also <br />require approval of the required variance (Case <br />v-86-z2). <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />The existing location of the model home complex is <br />on a separate cul-de-sac, across the street and <br />somewhat separated from occupied units and will not <br />be detrimental to the public health, safety, and <br />welfare of adjacent properties. There is ample <br />parking to avoid potential parking and traffic <br />conflicts. <br />
