PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. 2810 <br />A RESOLUTION OF THE PLANNING COMMISSION OF THE CITY OF <br />PLEASANTON APPROVING CASE UP-86-31, APPLICATION OF <br />DONALD BRAY. <br />WHEREAS, Donald S. Bray has applied for a conditional use permit <br />to allow the establishment of a trade school in a <br />portion of an existing industrial building located at <br />1241 Quarry Lane; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Industrial District; and <br />WHEREAS, a duly noticed public hearing was held July 23, 1986 at <br />which time all public testimony, relevant exhibits and <br />recommendations of the City staff were considered; and <br />WHEREAS, the Planning Commission made the following findings with <br />regard to this application: <br />A. That the proposed location of the conditional use is <br />in accordance with the objectives of the Municipal <br />Code and the purposes of the district in which the <br />site is located. <br />Since the proposed location is in a PUD zone, the <br />objectives are quite specific. The purpose was to <br />provide adequate space for light industrial uses. <br />But the ordinance approving the PUD also allows a <br />very wide range of other uses, from executive <br />offices to delicatessens. It is clear that a mixed <br />use environment was envisioned. The addition of a <br />small trade school would fit in well with the <br />overall development of the area. Therefore, the <br />first finding can be made. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or be materially <br />injurious to the properties or improvements in the <br />vicinity. <br />Since there is adequate parking for the proposed use <br />and the overall circulation and access to the site <br />is well designed, there should be no health or <br />safety problem from that aspect. The school <br />functions will all take place inside of the leased <br />space, so no other aspect of it would impinge upon <br />
