Resolution No. 2829 <br />Planning Commission <br />September 10, 1986 <br />10. That an amended plan for the access pathway to <br />Mission Hills Park, widening the pathway area, <br />shall be submitted for review and approval in <br />conjunction with the tentative map for the project. <br />11. That the pathway shall be designed and constructed <br />by the developer in conjunction with the <br />development of this project; final design of the <br />pathway shall be subject to approval of the <br />Director of Parks and Community Services. <br />12. That the street lighting for the project shall be <br />designed to adequately light the private park and <br />the pathway or additional lighting shall be <br />provided. <br />13. That a 20-foot wide P.S.E shall be dedicated to the <br />City along the southerly boundary of Lot 5, the <br />existing drainage system (V-ditch) shall be <br />maintained, any fence crossing the P.S.E. shall be <br />designed to allow drainage flows and shall include <br />gates to allow vehicular access, and the boundary <br />of Lot 5 shall not include the catch basin in the <br />southeasterly corner of that lot; final design of <br />the P.S.E., fences, and access gates shall be <br />approved by the City Engineer prior to approval of <br />the final map. <br />14. That the project storm drainage system shall <br />provide for surface overflow from the cul-de-sac <br />through the pathway area. <br />15. That all lots be protected from storm water runoff <br />emanating from adjoining lots; the storm drain <br />installed for this project, and the southerly <br />property line of Lot 6 shall be designed to allow a <br />future storm drain to collect runoff from the Swale <br />on the School District property and deposit it in <br />the project's storm drain without disturbance of <br />the existing Mission Hills Park improvements. <br />16. That the developer shall reconstruct, at its sole <br />cost, the "elbow" at the Dolores Court - Dolores <br />Drive intersection, as shown on Exhibit A; the <br />reconstruction shall include relandscaping a <br />portion of the front yard of Lot 37 of Tract 4611. <br />17. That the developer shall submit for Planning <br />Director approval a landscape and irrigation plan <br />showing planting within Lot 5 and/or the pathway <br />area which is designed to screen residences on Lots <br />4 to 6 from view of the southerly adjoining <br />residences; said landscape plan shall not include <br />any trees and/or shrubs within the 20' P.S.E. <br />required and shall be designed to ensure compliance <br />with the view easement created.
