PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2831 <br />RESOLUTION APPROVING UP-86-33, APPLICATION OF KENNETH <br />DUNN/FILM FINDERS <br />WHEREAS, Kenneth Dunn/Film Finders has applied for a conditional <br />use permit to allow warehousing of unclaimed photo <br />finishing orders to be located at 2110 Rheem Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Industrial District; and <br />WHEREAS, at their duly noticed public hearing of <br />September 10, 1986 the Planning Commission considered <br />all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this <br />application; and <br />WHEREAS, the Planning Commission found: <br />(a) that the proposed location of the conditional use is <br />in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which the <br />site is located; Film Finders is a quality business <br />operation which, in spite of the space devoted to <br />storage, is primarily engaged in assembling and <br />distributing mail orders. This type of business is <br />compatible with the Industrial Park concept, which <br />provides locations for light industries that can operate <br />in close proximity to residential uses with minimum <br />adverse impact; <br />(b) that the proposed location of the conditional use <br />and the conditions under which it would be operated or <br />maintained will not be detrimental to the public health, <br />safety, or welfare, or materially injurious to the <br />properties or improvements in the vicinity. The <br />location of Film Finders is buffered from view and from <br />the effect of loading and circulation by a large parking <br />and landscape area. Furthermore, loading and delivery <br />activity is of a minimal scale compared to other <br />businesses in the same industrial park and will not <br />adversely affect nearby residences. Finally, the <br />business has already been established at the subject <br />location with no adverse effects to date. <br />(c) that the proposed conditional <br />each of the applicable provisions <br />Ordinance. The proposed business <br />applicable sections of Chapter 18 <br />Zoning Code regarding conditional <br />use will comply with <br />of the Zoning <br />will comply with all <br />124 of the Pleasanton <br />uses. <br />- 1 - <br />
