PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2832 <br />RESOLUTION APPROVING UP-86-34, APPLICATION OF DILLINGHAM <br />CONSTRUCTION CORPORATION <br />WHEREAS, Dillingham Construction Corporation has applied for a <br />conditional use permit to allow warehousing of records <br />and office furniture to be located at 2142 Rheem Drive; <br />and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Industrial District; and <br />WHEREAS, at their duly noticed public hearing of <br />September 10, 1986 the Planning Commission considered <br />all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this <br />application; and <br />WHEREAS, the Planning Commission found: <br />(a) that the proposed location of the conditional use is <br />in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which the <br />site is located; The records stored at the subject site <br />will be used in conjunction with the office use, with <br />insignificant loading activities with the warehousing. <br />General office uses are permitted in the I-P (Industrial <br />Park) zone, provided that no office user shall have less <br />than 2,000 sq. ft. of usable space, of which Dillingham <br />will have 4,500 sq. ft. in summary, staff feels that <br />this type of use is compatible with the Industrial Park <br />concept, which provides locations for light industries <br />that can operate in close proximity to residential uses <br />with minimum adverse impact. <br />(b) that the proposed location of the conditional use <br />and the conditions under which it would be operated or <br />maintained will not be detrimental to the public health, <br />safety, or welfare, or materially injurious to the <br />properties or improvements in the vicinity. The <br />Dillingham Construction Corporation office is buffered <br />from view and from the effects of loading and <br />circulation by a large parking and landscape area. <br />Furthermore, loading and delivery activity is of a <br />minimal scale and frequency as compared with other <br />businesses in the same industrial park and will not <br />adversely affect nearby residences. <br />(c) that the proposed conditional use will comply with <br />each of the applicable provisions of the Zoning <br />- 1 - <br />
