PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. 2833 <br />RESOLUTION APPROVING UP-86-36, APPLICATYON OF THE KOLL <br />COMPANY <br />WHEREAS, The Koll Company has applied for a conditional use <br />permit to allow for the establishment of a marketing <br />office in a trailer to be located at Bernal Avenue and <br />Koll Center Drive; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Industrial, Commercial, and Offices <br />District; and <br />WHEREAS, at their duly noticed public hearing of <br />September l0, 1986 the Planning Commission considered <br />all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this <br />application; and <br />WHEREAS, the Planning Commission found: <br />(a) that the proposed location of the conditional use is <br />in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which the <br />site is located. In the proposed siting, the marketing <br />center trailer will not interfere with construction <br />activities on the site. This type of office use is <br />permitted in the Koll Center planned unit development, <br />which provides for industrial, commercial, and office <br />activity. <br />(b) that the proposed location of the conditional use <br />and the conditions under which it would be operated or <br />maintained will not be detrimental to the public health, <br />safety, or welfare, or materially injurious to the <br />properties or improvements in the vicinity. The <br />proposed location of the the trailer is remote from <br />first phase buildings on the Koll Center site and from <br />any residential neighborhoods. As conditioned, the <br />circulation system should provide safe access to and <br />from the site, and there is ample parking to avoid <br />potential conflicts. All on-site grading, paving, <br />drainage, utilities and other improvements will be <br />subject to City approval and the building permit <br />process. The duration of the proposed use will be <br />limited to 24 months. <br />(c) that the proposed conditional use will comply with <br />each of the applicable provisions of the Zoning <br />Ordinance.
