Resolution No. 2835 <br />Planning Commission <br />September 10, 1986 <br />Administrator to be compatible with the hospital <br />"campus" facility proposed. <br />4. That a separate application be submitted to the <br />Planning Department for review and action by the <br />Design Review Board relative to signs for the <br />project. <br />5. That upon completion of the Phase I improvements, <br />the applicant shall be responsible (i) for the <br />maintenance of all existing on-site landscaping <br />installed within the P.S.E.'s, and (ii) for the <br />maintenance of all bus shelters so located or to be <br />located on the site in the future within those <br />P.S.E.'s. <br />6. That the use of the helipad be limited to emergency <br />situations and that no regularly scheduled use of <br />the facility will be permitted. The helipad shall <br />be operated so as to maintain exterior noise levels <br />at affected, adjoining residential sites to at or <br />below the City's maximum General Plan average <br />day-night noise level (55 dBA Ldn). <br />7. That a noise assessment study reflecting impacts <br />and mitigation measures resulting from the specific <br />design and use of the helipad shall be submitted by <br />the applicant for review by the City at the time <br />design review approval is requested for that <br />corresponding phase of the project. <br />8. That no development on any subsequent phase of the <br />project may be approved until the developer <br />performs a traffic analysis, satisfactory to the <br />City Engineer, in sufficient detail to identify <br />traffic/circulation impacts attributable to that <br />corresponding phase of development in order to <br />determine which specific mitigation measures should <br />be constructed/implemented to maintain traffic <br />conditions at affected roadway intersections at <br />uncongested levels (LOS D or better); that, <br />further, new construction on any phase of the <br />project shall be allowed or approved only when <br />traffic improvements so required are under <br />construction or have been funded. <br />9. That this development is subject to the conditions <br />as noted in the report from Engineering Services <br />Section, dated September 9, 1986, and standard <br />conditions of approval except 7, 12, 13, 14, 29, <br />and 46. <br />Section 2: This resolution shall become effective immediately <br />upon its passage and adoption. <br />- 2 - <br />
