Resolution No. 2840 <br />Planning Commission <br />September 24,1986 <br />Planning Commission has determined that no adverse <br />traffic effects are generated by this type of use <br />in similar residential locations. Therefore, the <br />project will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />C. That the proposed conditional use will comply with <br />each of the applicable provisions of this chapter. <br />The proposed sales and construction trailer will <br />comply with all provisions of Chapter 18.124 of the <br />Pleasanton Municipal Code. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approves Case UP-86-35, application of bas Homes, <br />Inc. for a conditional use permit to operate a <br />subdivision sales/construction office in a temporary <br />trailer facility to be located at the southwest corner <br />of the intersection of Cameron Avenue and Martin Avenue <br />subject to the following conditions: <br />1. That the development be substantially as shown on <br />the site plan, Exhibit A, on file with the Planning <br />Department. <br />2. That approval of this use permit does not <br />constitute approval of any additional signing for <br />the trailer, and if additional signing is desired, <br />it shall be submitted to the City under separate <br />application. <br />3. That the applicant apply for a conditional use <br />permit prior to the construction of the model home <br />complex, on lot 14. <br />4. That all trees used to landscape the area <br />surrounding the trailer shall be a minimum of 15 <br />gallons in size and all shrubs a minimum of 5 <br />gallons. <br />5. That no flags, banners, pinwheels, pennants or <br />similar attention attracting devices shall be <br />utilized in the complex. <br />6. That the developer shall post an aerial photo or <br />alternate illustration acceptable to the Planning <br />Division in the sales office showing types of <br />facilities and land uses surrounding the complex. <br />7. That signs shall be posted in the sales office <br />advising all prospective buyers of those features <br />which are optional and are not included as part of <br />the purchase price. <br />- 2 - <br />
