PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. 2840 <br />RESOLUTION APPROVING UP-86-35, APPLICATION OF BAS HOMES <br />FOR A CONDITIONAL USE PERMIT <br />WHEREAS, bas Homes, Inc. has applied for a conditional use permit <br />to operate a subdivision sales/construction office in a <br />temporary trailer facility, to be located at the <br />southwest corner of the intersection of Cameron Avenue <br />and Martin Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development)-Low Density Residential District; and <br />WHEREAS, at their duly noticed public hearing of <br />September 24, 1986 the Planning Commission considered <br />all public testimony, relevant exhibits and <br />recommendations of the City staff concerning this <br />application; and <br />WHEREAS, model home complexes are categorically exempt under <br />CEQA; and <br />WHEREAS, the Planning Commission found <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which <br />the site is located. <br />The combination sales and construction trailer will <br />not interfere with the purposes of the PUD/Low <br />Density Residential District and is a necessary use <br />for constructing and selling the units. In <br />addition, there are no homes in the immediate area, <br />and, consequently, the trailer will not create <br />significant traffic, noise, and other nuisances to <br />adjoining homes. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety, or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />The proposed trailer will be situated on a lot <br />which is currently a walnut orchard. There are no <br />homes within 250 ft. of the location and sufficient <br />parking will be provided on the site. Traffic to <br />the site will be directed along Martin Avenue away <br />from the existing homes on Cameron Drive. The <br />- 1 - <br />
