6. The development shall meet all Zone 7 requirements for <br />improvements to drainage channels; that if fill is used on <br />site, the details of the placement of said fill at the Arroyo <br />Mocho and other site boundaries shall be shown with the <br />tentative map submittal. <br />7. The Engineering Services review of this PUD shall not <br />constitute site development plan approval. Specific <br />engineering design review relating to grading, drainage, dust <br />control, erosion control, street width, street improvements, <br />utilities, etc. shall be considered at the time of submittal <br />of the tentative and final map stages of this development. <br />8. A fencing plan for the project shall be submitted for review <br />and approval by the Planning Commission as part of the <br />tentative map submittal. <br />9. The final grades for those 10 parcels along the western <br />property line shall be restricted such that they are equal to <br />or slightly lower than the rear yards of the existing <br />residences. <br />10. The developer take the action necessary within the tract to <br />remove the property from the special flood hazard area (Zone <br />A) as shown on the Flood Hazard Boundary Map of the City of <br />Pleasanton. <br />11. All fill for the site be delivered via either E1 Charro Road <br />or Pimlico rather than West Las Positas Boulevard. <br />12. The developer pay any and all fees that the property may be <br />subject to. <br />13. The haul route to the site shall be approved by the City <br />prior to construction. <br />14. The developer be aware that the project is subject to the <br />Growth Management Program of the City of Pleasanton and that <br />no building permits can be issued until allocation has been <br />granted under the Growth Management Program. <br />15. The developer acknowledges that the City of Pleasanton does <br />not guarantee the availability of sufficient sewer capacity <br />to serve this development by approval of this project, and <br />the developer agrees and acknowledges that building permit <br />approval may be withheld if sewer capacity is found by the <br />City not to be available. <br />Section 2: This approval supercedes the previously approved <br />development plan (PUD-84-12) and conditions of approval <br />as shown in Ordinance No. 1237 in its entirety. <br />
