Resolution No. 2842 <br />October 8, 1986 <br />Planning Commission <br />c. Lot 10 shall be expanded in width easterly so <br />as to have a minimum 45 ft. of frontage. <br />2. That the development shall conform to the "Typical <br />House Siting Plan," on file with the Planning <br />Department, including the setbacks for Lots 54-58 <br />being specifically as shown on that plan. <br />3. That the project fencing shall be installed by the <br />developer as shown on the "Typical Fencing Plan," <br />with side yard fence setbacks for corner lots being <br />a minimum of ten (10) feet; redwood privacy fencing <br />shall be installed along the Arroyo Mocho boundary <br />in addition to any fence required by Zone 7. <br />4. That the developer shall reconstruct the existing <br />fence, or construct anew, the fence along the <br />western boundary of the park, unless the Park and <br />Recreation Commission shall deem otherwise upon <br />completion of the park master plan. The fence <br />along the northern boundary of the park shall be as <br />determined necessary by the Park and Recreation <br />Commission. <br />5. That the dwelling units shall conform to the <br />"Typical Building Elevations" on file with the <br />Planning Division; each model shall have multiple <br />front facade treatments as shall be approved by the <br />Planning Director prior to the issuance of building <br />permits for the individual buildings. <br />6. That the proposed retaining wall along the southern <br />boundary of the site (Arroyo Mocho boundary) shall <br />extend along the full length of the southern <br />boundary; all lots backing onto the Arroyo Mocho <br />shall be graded to drain northward, away from the <br />Arroyo Mocho. <br />7. That the development is subject to all conditions <br />of approval for PUD-84-12-1M. <br />8. That approval of this case is subject to all <br />conditions contained in the report from the City <br />Engineer, attached hereto and made part of this <br />case by reference, except that Condition No. 37 of <br />this report shall be changed to read as follows: <br />"37. That a 12" water main will be required in <br />West Las Positas Boulevard. This water line <br />shall be looped to tie to a second point on <br />the existing City water system. This off-site <br />line extension shall be 8" unless otherwise <br />approved by the City Engineer." <br />Section 2. This resolution shall become effective 15 days after <br />its passage and adoption. <br />- 2 - <br />
