PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2842 <br />RESOLUTION APPROVING AN TRACT 5341, FILED BY FALCON <br />DEVELOPMENT <br />WHEREAS, Falcon Development Company has applied to subdivide an <br />approximately 21.8 acre site into 109 parcels for <br />single-family residential use, ranging in size from <br />approximately 5,000 square feet to approximately 8,000 <br />square feet, and one parcel of approximately 2.2 acres <br />for a park site located at the eastern terminus of West <br />Las Positas Boulevard; and <br />WHEREAS, zoning for-the property is PUD (Planned Unit <br />Development)- Medium Density Residential; and <br />WHEREAS, at their duly noticed public hearing of October 8, 1986 <br />the Planning Commission considered all public testimony, <br />relevant exhibits and recommendations of the staff <br />concerning this applicaiton; and <br />WHEREAS, the proposed tentative map conforms to the approved <br />planned unit development, zoning and the General Plan of <br />the City of Pleasanton for the subject property. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1. Approves the application of Falcon Development <br />Company to subdivide an approximately 21.8 acre site <br />into 109 parcels for single-family residential use, <br />ranging in size from approximately 5,000 square feet to <br />approximately 8,000 square feet, and one parcel of <br />approximately 2.2 acres for a park site at the eastern <br />terminus of WEst Las Positas Boulevard subject to the <br />following conditions: <br />1. That the development shall substantially conform to <br />the street and lot pattern shown on the exhibit, <br />Tentative Tract 5341, on file with the Planning <br />Department, except: <br />a. Lot 2 shall be modified and widened to conform <br />to a reconfigured West Las Positas Boulevard <br />transition and be a minimum 65 ft. in width; <br />b. Lots 3-6 shall be adjusted in response to the <br />changes to Lot 2 so as to maintain a minimum <br />6,500 sq. ft. lot size; and <br />- 1 - <br />
