That prior to the approval of any final map on the <br />subject property, the developer enter into an <br />agreement with the City for the maintenance of all <br />private roads, the language of said agreement to be <br />approved by the City Attorney. <br />And that the following additional conditions be <br />attached: <br />26. That if the owner of the large lot (Lot 5) on the <br />Combs parcel desires to further subdivide the land <br />in the future, the subdivision can take place only <br />along the general lines delineated by the dashed <br />lines on the "Staff Option Map." <br />27. That concurrent with the street improvements for <br />the property, a water line loop connection to the <br />water line on the Panganiban property be installed <br />to the specifications of the City Engineer. <br />28. That the developer secure approval from the <br />Planning Director for all proposed street names <br />prior to submittal of the tentative map. <br />29. That the developer provide a tract name per <br />Subdivision Ordinance requirements prior to <br />submittal of the tentative map. <br />30. That if the owners/developers of this tentative <br />tract, or any portion of this tract, begin <br />development prior to completion of the proposed <br />projects to the west, they shall be responsible for <br />providing all off-site public improvements <br />necessary to serve this tract, portion thereof, and <br />any storm and sewer drainage shed areas to the east <br />to the satisfaction of the City Engineer. <br />31. That the owner/developers agree to participate to <br />the extent of their benefit in an areawide sanitary <br />sewer, storm drain, and water system project. <br />32. That the determination of the extent of <br />participation in the areawide sanitary sewer, storm <br />drain, and water system project be made prior to <br />City Council approval of any final map for this <br />development. <br />- 2 - <br />
