PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2845 <br />RESOLUTION RECOMMENDING APPROVAL OF THE APPLICATION OF <br />ADAMS/COMBS/SKINNER AS FILED UNDER CASE PUD-86-15 <br />WHEREAS, Earl Adams, Bob Combs and William Skinner have applied <br />for development plan approval for a 15-unit <br />single-family residential development, to be located on <br />an approximately 10 acre site located approximately 400 <br />feet west of Martin AVenue between Mohr Avenue and <br />Cameron Avenue; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development) - Low Density Residential District; and <br />WHEREAS, at its meeting of October 8, 1986, the Planning <br />Commission recommended approval of the negative <br />declaration for Case PUD-86-15 after considering all <br />public testimony, relevant exhibits and recommendations <br />of the City staff concerning this application; and <br />WHEREAS, the Planning Commission found the proposed development <br />plan to be in conformance with the zoning and General <br />Plan of the City of Pleasanton for this site. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Recommends approval of Case PUD-86-15 as herein <br />described subject to the same conditions as the Wagerman <br />PUD (attached) except that conditions 1, 9, and 19 be <br />amended to read: <br />1. That the development plan be amended by <br />a. deleting 1 lot on the Skinner parcel for a <br />total of 7 lots, the additional land to be <br />used to create a diversity of lot sizes, no <br />one lot to be less than 20,000 square feet in <br />size. The configuration of said lots to be <br />approved by the Planning Director; and <br />b. redesigning the lots on the Combs parcel to <br />generally conform with the lots shown on the <br />"Staff Option Map" for a total of 5 lots at <br />the current time, and ultimately no more than <br />7 lots. <br />9. That prior to the issuance of individual building <br />permits, a street tree and drainage plan be <br />- 1 - <br />
