PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2861 <br />RESOLUTION RECOMMENDING APPROVAL CASE PUD-85-8-2D, <br />CALLAHAN, SWEENEY AND O'BRIEN/PRUDENTIAL INSURANCE <br />COMPANY OF AMERICA <br />WHEREAS, Callahan, Sweeney, and O'Brien and Prudential Insurance <br />Company of America have applied for design review <br />approval for an approximately 35, 150 sq. ft. auto <br />dealership, an approximately 16,000 sq. ft. retail <br />commercial building, and an approximately 38,350 sq. ft. <br />theater complex, and related facilities to be located on <br />an approximately 8.2 acre site located generally at the <br />northeast corner of the intersection of Owens Court and <br />Owens Drive; and <br />WHEREAS, at its meeting of October 22, 1986, the Planning <br />Commission considered all public testimony, relevant <br />exhibits and recommendations of the City staff <br />concerning this application; and <br />WHEREAS, a negative declaration was recommended for approval for <br />Case PUD-85-8-2M, which was recommended for approval in <br />conjunction with this case. The environmental effects <br />of this application have been included within the scope <br />of that environmental assessment, no further <br />environmental review is necessary for this project at <br />this time. <br />NOW, THEREFORE, THE PLANNING COMMISSION OF THE CITY OF PLEASANTON <br />RESOLVES AS FOLLOWS: <br />Section 1: Recommends approval of Case PUD-85-8-2D as herein <br />described subject to the following conditions: <br />1. That the developer provide a 5 foot wide sidewalk <br />(4-1/2 foot sidewalk adjacent to the 6 inch curb) <br />along the entire Owens Court (west) boundary of the <br />site north of the Owens Court entrance driveway. <br />That the property owner be responsible for <br />maintaining the entire 15 foot width of landscape <br />easement along the rear (north) boundary of the <br />site, unless an alternative arrangement <br />satisfactory to the Planning Director is reached <br />between the owner and the Hacienda Business Park <br />Owners' Association to suitably maintain said <br />easement. <br />That wall-mounted signs for the auto dealership <br />shall be limited to "Mercedes Benz" and logo on the <br />- 1 - <br />
