6. That the two entrance drives from Koll Center Parkway be <br />increased in width from 25' to 30'. <br />7. That the proposed parking at the rear of the site not <br />encroach into the landscaped PSE unless otherwise <br />approved by the City Engineer. <br />g. That maintenance vehicle access, within a public service <br />easement, from Koll Center Parkway to the existing City <br />sewer lift station be provided to the satisfaction of <br />the City Engineer. <br />9. That provisions for the installation and maintenance of <br />landscaping and irrigation within the front and rear <br />PSE's be made to the satisfaction of the City Engineer. <br />10. The owner applicant shall process a minor-subdivision <br />application with the City prior to any sale on this <br />parcel. <br />11. An assessment district apportionment will be required <br />prior to the recordation of a parcel map. <br />12. That this development shall be subject to all Standard <br />Conditions of Development attached hereto and made part <br />of this case by reference, except Conditions 9, 12, 13, <br />14, 29, 33, 46, 49 and 54. <br />Section 2.
