PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION N0. 2870 <br />RESOLUTION APPROVING UP-86-49 FOR KING BEARING <br />WHEREAS, King Bearing has applied for a conditional use permit to <br />allow an industrial parts warehouse to be located at 37 <br />Wyoming Street; and <br />WHEREAS, the property is zoned PUD-Commercial District; and <br />WHEREAS, at their duly noticed public hearing of November 25, <br />1986, the Planning Commission made the following <br />findings after considering all public testimony, <br />relevant exhibits and recommendations of the City staff <br />concerning this application: <br />A. That the proposed location of the conditional use <br />is in accordance with the objectives of the zoning <br />ordinance and the purposes of the district in which <br />the site is located. <br />The warehouse use is appropriate for the site and <br />will not interfere with the purposes of the <br />PUD-Commercial District. There are other warehouse <br />uses within the business park and staff has never <br />received complaints regarding their operation. <br />Indeed, the building at 37 Wyoming Street was <br />initially designed and approved by staff as an <br />office/ warehouse complex. Consequently, the <br />warehouse is the type of use for which the building <br />was designed. <br />B. That the proposed location of the conditional use <br />and the conditions under which it would be operated <br />or maintained will not be detrimental to the public <br />health, safety or welfare, or materially injurious <br />to the properties or improvements in the vicinity. <br />The proposed warehouse use is situated within a <br />building that already has similar type uses, i.e. <br />the storage of electrical equipment and air <br />conditioning equipment. The use is compatible with <br />both the adjoining tenants and other commercial <br />service businesses in the area. Indeed, the <br />building was designed to accommodate such warehouse <br />uses. For these reasons, the project will not be <br />detrimental to the public health, safety or <br />welfare, or materially injurious to the properties <br />or improvements in the vicinity. <br />- 1 - <br />
