PLANNING COMMISSION CITY OF PLEASANTON <br />ALAMEDA COUNTY, CALIFORNIA <br />RESOLUTION NO. 2876 <br />RESOLUTION RECOMMENDING APPROVAL OF CASES PUD-81-30-37D <br />AND PUD-81-30-17M RECOMMENDING APPROVAL OF THE <br />APPLICATIONS OF PRUDENTIAL INSURANCE COMPANY <br />WHEREAS, Prudential Insurance Co. has applied for a minor <br />modification and design review approval to construct a <br />two-story, approximately 19,400 sq. ft. office building <br />to be located on an approximately 1.5 acre site located <br />on the east side of Coronado Lane approximately 300 feet <br />north of the intersection of West Las Positas Boulevard <br />and Coronado Lane; and <br />WHEREAS, zoning for the property is PUD (Planned Unit <br />Development), Industrial, Commercial and Offices <br />District; and <br />WHEREAS, Prudential is seeking approval to amend the approved PUD <br />conditions of the Phase I portion of the Hacienda <br />Business Park to allow for the creation of a parcel less <br />than two acres in size. In order to accommodate the <br />proposed PAYCO development, the applicant is proposing <br />to divide the existing 3.0 acre site 21A into two 1.5 <br />acre sites. Site 21A is presently vacant; and <br />Article IV, Section 4.1 of the approved Phase I CC&R's <br />require a minimum size of at least 2 acres for all lots <br />within the Hacienda Business Park. These CC&R <br />requirements are codified as part of the PUD conditions <br />of approval and require City action to modify; and <br />WHEREAS, minor modifications, such as this reduction in lot sizes <br />for the Payco and adjoining site, are normally handled <br />by the Zoning Administrator. This modification has been <br />forwarded to your Commission and Council for approval in <br />conjunction with review of the Payco submittal; and <br />WHEREAS, there are presently two other sites within the Hacienda <br />Business Park that are less than two acres in size. <br />Both parcels were proposed at the time of the original <br />Phase I PUD submittal. Site 29 (1.6 acres Pac Bell) and <br />Site 28 (1.8 acre Child Care Center) are the two <br />existing smaller parcels; and <br />WHEREAS, an environmental impact report was prepared for the <br />rezoning of the Hacienda Business Park. A project of <br />this type was included within the scope of that EIR. <br />Therefore, no further environmental documents need be <br />considered at this time; and <br />- 1 - <br />
