Exhibit "A" <br /> Conditions Of Approval <br /> PUD-81-30-46D <br /> <br /> October 17, 1989 <br /> <br />1. The project shall be developed substantially as shown on the <br /> site plan, landscape plan and elevations dated "Received <br /> September 5, 1989. <br /> <br /> 2. In the event that the property is subdivided, reciprocal <br /> access and parking easements shall be established for all <br /> parcels. <br /> <br /> 3. Signage for the project shall be substantially as shown in <br /> the document titled "Master Sign Program," dated "Received <br /> July 28, 1989," on file with the Planning Department except <br /> that <br /> <br /> a. A three-color criteria for the retail building <br /> shall be approved by the Planning Director prior to <br /> issuance of any sign permits for the project. <br /> <br /> b. Colors for the four flag pole banners shall be <br /> submitted for approval by the Planning Director <br /> prior to issuance of a permit to install the flag <br /> poles. <br /> <br /> c. Post office building mounted signs shall be <br /> installed above the building entrances on the <br /> fascia. The former sign panel area shall be glass <br /> to match the area around the building entrance. <br /> <br /> 4. Additional Chinese Flame trees shall be added to the east end <br /> of the flag median. <br /> <br /> 5. The remaining building shall be designed to substantially <br /> match the existing project architecture and shall require <br /> separate Design Review Board approval. <br /> <br /> 6. No roof mounted equipment, including but not limited to <br /> satellite antennae, a/c units or any venting shall project <br /> above the building parapet. <br /> <br /> 7. The PSE's along the Chabot Drive and Gibraltar Drive <br /> frontages shall be be landscaped as indicated on the attached <br /> landscape plan during the first phase of development.
