Project site, have substantially mitigated, or will <br />substantially mitigate, all of the environmental effects of <br />the Project, excluding only land use, soils and wildlife <br />habitat impacts, thereby diminishing or obviating the <br />perceived mitigating benefits of adopting this project <br />alternative; <br /> <br /> b. This alternative will create the <br />same adverse environmental impacts which cannot be mitigated <br />as would the Project; however, this alternative would fall 16 <br />million dollars short in generating funds to pay for public <br />improvements in and around the Project area; <br /> <br /> c. This alternative would worsen the <br />city's job to housing balance; <br /> <br /> d. This alternative would require <br />adoption of a general plan amendment, as the medium density <br />residential development otherwise would be in conflict with <br /> <br />certain aspects of the City's current general plan. <br /> D. Low Density Alternative. <br /> <br /> This alternative would provide for the Project site <br />to be developed with only 614 dwelling units: 142 high <br />density units, 421 medium density units and 51 low density <br />units. <br /> <br /> 1. Facts. <br /> <br /> As summarized on page 63 of the DEIR, this <br />alternative would provide about 700 fewer dwelling units than <br />the proposed Project. This alternative would generate about <br />$18,634,000 of the $38,000,000 needed no pay for public <br /> <br /> 19 <br /> <br /> <br />
