7. That the material and color of the roof equipment screen <br /> shall match the building wall. This shall be noted on the <br /> finaX ~ilding plans, which shall be subject to review and <br /> approval by the Planning Director prior to the issuance of <br /> building permits for the development. <br /> <br />8. That the applicant shall specify the types, sizes, and <br /> location of all trees, shrubs, and groundcover used on the <br /> site. Trees shall include both 24-inch box and 15-gallon <br /> size containers, and shrubs shall be a minimum of 5 gallons <br /> in size. These details shall be shown on the final landscape <br /> plan and shall be subject to review and approval by the <br /> Planning Director prior to the issuance of building permits <br /> for the project. <br /> <br />9. That the applicant shall provide larger, more densely planted <br /> landscape materials along the east property line to screen <br /> visibility of the loading/service area. This landscaping <br /> shall be shown on the final landscape plans submitted for <br /> issuance of building permits and shall be subject to the <br /> approval of the Planning Director. <br /> <br />10. That the signage program proposed shall be modified to allow <br /> wall signs only on the north and west elevations of the 2- <br /> story building and to require building addresses on and <br /> illumination of the entry°monument signs. All signs shall be <br /> subject to review and approval by the Planning Director prior <br /> to installation. <br /> <br />11. That the landscaping around the trash/transformer enclosure <br /> at the northwest portion of the site shall conform <br /> substantially to the detailed site plan dated August 11, <br /> 1989, except that the landscaping shall be bermed directly up <br /> against the wall of the enclosure in order to more <br /> effectively screen it from the street. This shall be shown <br /> on the final plans submitted for issuance of building permits <br /> and shall be subject to review and approval by the Planning <br /> Director. <br /> <br />12.
