BACKGROUND <br />Tract 7193, Sycamore Heights, developed by Summerhill Homes, consists of 48 single- <br />family lots on approximately 33 acres. Tract 7193 is located at the southern terminus of <br />Independence Road adjacent to the east side of Tract 6982, Bridle Creek and extends <br />Sycamore Creek Way and Sunset Creek Lane. This subdivision is located within the <br />North Sycamore Specific Plan Area. <br />New Cities Development Group, which initially processed this development through the <br />PUD and tentative map phases, paid all required fees including their pro-rata share of <br />the Happy Valley by-pass road, and the North Sycamore Specific Plan infrastructure <br />improvement costs. <br />Improvements <br />The streets within this development are public, with the exception of Dakin and Damas <br />Courts. The City will maintain the public streets and the homeowners' association will <br />maintain the. private courts. The storm drain, sanitary sewer and water systems within <br />the public streets, and the sanitary sewer and water systems within the private streets, <br />will be maintained and operated by the City. The homeowners' association will maintain <br />the storm drain system within the private courts. <br />The water, sanitary sewer, and storm drain systems within the EVAE (emergency <br />vehicle access easement) between McCutchan Court and Independence Drive are <br />public and will be maintained and operated by the City. The storm drain line at the end <br />of Ellis Court, between lots 34 and 35 and behind lots 34 and 29 connecting to the <br />storm drain line in the EVAE, is public and will be maintained by the City. The EVAE <br />surface improvements will be maintained by the HOA. <br />The open space within this development will be maintained by the HOA, including the <br />creek located: in the northeast area of the open space: The landscaping and irrigation <br />within this development, other than private landscaping on individual lots, will be <br />maintained by the HOA. The landscaping and irrigation for traffic circles on Sycamore <br />Creek Way and Sunset Creek Lane will also be maintained by the HOA. <br />DISCUSSION <br />All public improvements required of development have been completed. City Council will <br />be accepting for formal maintenance the public improvements as described above, and <br />the developer has posted the required one-year warranty bond. <br />Page 2 of 3 <br />
