PUD-93-02-09M <br />2001 Ruby Hill Boulevard <br />of a rare or endangered plant or animal or eliminate <br />important examples of the major periods of California <br />history or prehistory? <br />b) Does the project have impacts that are <br />individually limited, but cumulatively considerable? <br />("Cumulatively considerable" means that the <br />incremental effects of a project are considerable <br />when viewed in connection with the effects of past <br />projects, the effects of other current projects, and the <br />effects of probable future projects)? <br />c) Does the project have environmental effects <br />which will cause substantial adverse effects on <br />human beings, either directly or indirectly? <br />Discussion <br />a-c) The project development would occur within the 2.5-acre portion of the site that is permitted for <br />development by the recorded Deed of Perpetual Agricultural Conservation Easement. The <br />proposed development would preserve the remaining 33.5 acres as vineyards <br />This development is consistent with the General Plan land use designations and the allowable <br />used identified in the South Livermore Valley Plan. The proposed development includes the uses <br />that are allowed by the Development Agreement of Ruby Hill, and the proposed activities at the <br />restaurant would not cause substantial adverse effects on human beings either directly or <br />indirectly or on the environment. The proposed project has been designed to meet the general <br />development standards required by the City of Pleasanton and will incorporate conditions of <br />approval to meet local codes and regulations.
