THE <br />PROPERTY IS LOCATED AT 2001 RUBY HILL BOULEVARD AND IS <br />ZONED PUD/OS/A/LDR (PLANNED UNIT DEVELOPMENT/OPEN <br />SPACE/AGRICULTURE/LOW DENSITY RESIDENTIAL) DISTRICT. <br />ALSO CONSIDER THE NEGATIVE DECLARATION PREPARED FOR <br />THE PROJECT. <br />PROPERTY OWNER: Barnabas Nagy <br />GENERAL PLAN: Agriculture and Grazing and Urban Growth Boundary Line <br />ZONING: PUD (Planned Unit Development) - A/OS/LDR <br />(Agriculture/Open Space/Low Density Residential) District. <br />SUMMARY <br />The applicant proposes to relocate the existing two-story building previously used as the <br />Ruby Hill sales office from the current location northwesterly toward Vineyard Avenue. <br />This building would be converted into afine-dining restaurant open for dinner and for <br />private functions by reservation during non-dining hours. Anew driveway would be <br />established off Vineyard Avenue for exclusive use by the restaurant patrons, and a <br />100-space parking lot would be constructed along Vineyard Avenue. Alcoholic <br />beverages would be served in conjunction with the restaurant activities. In addition, the <br />applicant proposes a pad location for a future residence, which is the current location of <br />the sales office. Staff, the Planning Commission and representative neighbors from <br />Ruby Hill believe that the project, as conditioned, will be compatible with the <br />surrounding area. The applicant is in agreement with the Planning Commission's <br />recommended conditions of approval. <br />
