Relocate the westernmost driveway on Stanley Boulevard to clear the <br />existing catch basin or relocate the catch basin to clear the driveway. <br />All storm drain lines within the public right-of-way shall be reinforced <br />concrete pipe (RCP). <br />k. Underground the existing overhead utilities along the Stanley Boulevard <br />project frontage from the east project boundary line and across Bernal <br />Avenue to the closest riser pole on the west side of the intersection. The <br />existing 60 KV lines shall remain overhead. <br />Increase the radius of the curb returns at the driveways along all public <br />streets to 20 feet measured along the back of curb. The driveways shall <br />be a street type opening with a valley gutter similar to City Standard <br />Detail 121. <br />m. Increase the widths of the two entrance driveways from Bernal Avenue to <br />28 feet. <br />n. Eliminate the four-foot wide bio-swales within the parking area. <br />o. Modify the eight-foot wide bio-swales within the parking area to provide for <br />bio-treatment. There shall be a subdrain system installed beneath the <br />filtering media to collect any excess storm water in the bio-treatment area. <br />p. Eliminate the storm drain screen/filtration structures. <br />q. Drain the garden center to an on-site bio-swale area. The exact details of <br />the location and size of the bio-swale area shall be submitted to the City <br />Engineer and Planning Director for approval. <br />r. The utilities along the east property line shall be relocated further to the <br />west to allow for the installation of a sanitary sewer line along the drive <br />aisle at the rear of the property, tying into the bulb of Nevada Court. The <br />applicant shall dedicate to the City aten-foot wide sanitary easement for <br />the installation of the sanitary sewer line. The applicant shall work with <br />staff at the subdivision stage to determine the location, size, and design of <br />the sewer line plus the timing of its installation, subject to the approval of <br />the City Engineer. Should it be determined that the applicant will install <br />the sewer line, the applicant may request a reimbursement agreement <br />with the City such that any other owner who benefits from the sewer pays <br />its pro-rata share of the cost of its installation. <br />s. Modify Stanley Boulevard to create a fourth, 18-foot wide east bound <br />acceleration/deceleration/bike lane between Bernal Avenue and the most <br />westerly driveway entrance and to create a third, 18-foot wide <br />Page 3 of 21 <br />
