driveway entrance median and widening of the curb radius on <br /> Rosewood Drive to the satisfaction of the City Engineer. Said <br /> modifications shall be approved by the Planning Director prior to <br /> issuance of a building permit for the project. <br /> <br /> 12. The applicant shall pay one-half the estimated cost of <br /> installation of a traffic signal on Rosewood Drive at the center <br /> driveway. Said payment shall be made prior to issuance of a <br /> building permit on the project, or the applicant shall enter into <br /> an agreement recorded against the project property for one-half <br /> the actual cost of the signal to be collected at the time the <br /> signal is installed. <br /> <br /> 13. The applicant shall be responsible for one-half the cost of <br /> maintenance of a traffic signal at Rosewood Drive and the center <br /> driveway. A maintenance agreement shall be entered into with the <br /> City regarding said signal. <br /> <br /> 14. The parking aisles near the center driveway on Rosewood Drive <br /> shall be modified with an extended landscape median to prohibit <br /> entrance to the main driveway from the first (westernmost) <br /> parking aisle to the north of the driveway. Said modification <br /> may require restriping'of the two westernmost parking aisles to <br /> redirect on-site traffic flow. All modifications require final <br /> approval of the Planning Director prior to issuance of a permit <br /> for the project. If traffic movement at this driveway becomes <br /> congested due to installation of the required traffic signal, <br /> further modifications to this driveway may be required at the <br /> discretion of the Planning Director. <br /> <br />15. The applicant shall be responsible for maintenance of the <br /> existing bus shelter located on Rosewood Drive serving the <br /> northbound lane. A maintenance agreement shall be entered into <br /> with the City regarding such maintenance. <br /> <br />16. The applicant shall pay this project's prorata share of the <br /> interim improvements constructed at Santa Rita Road and Pimlico <br /> Drive. <br /> <br />17. There shall remain a minimum distance of 5 feet between the outer <br /> surface of the concrete columns of the market building and the <br /> shopping cart storage bins. <br /> <br />18. Additional landscaping shall be planted on the western elevation <br /> of the market building near the northwest corner if a sign is <br /> subsequently not approved for this elevation. Said landscaping <br /> to be approved by the Planning Director prior to issuance of a <br /> building permit for the project. <br /> <br />19. The vertical elements of the rear elevation of the market <br /> building shall be of the same color as the main body of the <br /> building. The darker color shall be limited to the horizontal <br /> band. <br /> <br /> <br />
