EXHIBIT A <br /> CONDITIONS OF APPROVAL <br /> <br />1. The project shall be constructed substantially similar to the <br /> site plans and elevations (Exhibit A) dated July 12, 1989 on file <br /> with the Planning Department and revised market landscape plans <br /> and elevations dated June 21, 1989. <br /> <br />2. The project shall be subject to all conditions of Case Z-86-233, <br /> except as modified by this approval. <br /> <br />3. Landscaping shall be included along the rear elevation of <br /> Building E, the corner shop building, and shall include a corner <br /> wrap-around treatment 18' wide and 55' long at the building's <br /> west end and 8' wide and 45' long at the building's east end. <br /> Said landscaping shall include small accent trees suitable to <br /> grow between Long's and Building E, and shall be approved by the <br /> Planning Director prior to issuance of building permits for the <br /> project. <br /> <br />4. All mechanical equipment not included on Exhibit A, including but <br /> not limited to trash compactors and satellite dishes or other <br /> antennae, shall be screened within enclosures architecturally. <br /> compatible with the main shopping center structures and are to be <br /> approved by the Planning Director prior to installation. No <br /> equipment shall project above the building parapet. <br /> <br />5. Signage for the third anchor tenant shall be reviewed as a <br /> separate design review project. <br /> <br />6. All shopping carts for the market shall be stored within the <br /> market building or within the approved cart storage areas <br /> adjacent to the market building. <br /> <br />7. No outside display, storage or sale of merchandise shall be <br /> allowed at the market building. <br /> <br />8. Building E shall incorporate the darker color, fluted block <br /> accent band at canopy height around the entire building. <br /> <br />9. A minimum of 33 feet of landscaping shall be maintained between <br /> the back of curb along Rosewood Drive and the market building, <br /> including the southwest corner of the market building adjacent to <br /> the shopping center driveway. <br /> <br />10. Individual tenant signs shall be constructed and installed per <br /> the comprehensive sign program adopted for Rose Pavilion Phase I, <br /> except that tenants in Building E shall be allowed a single line <br /> of copy, limited to a single color and a maximum letter height of <br /> 24 inches. <br /> <br />11. The northerly driveway shall be modified to the satisfaction of <br /> the Planning Director to accommodate additional truck traffic. <br /> Said modification shall include elimination of the existing <br /> <br /> <br />
