EXHIBIT '~" <br /> CONDITIONS OF APPROVAL <br /> PUD 80-16-8D <br />CITY COUNCIL, DECEMBER 11, 1990 <br /> <br />Development shall be substantially as shown on the development <br />plans identified as Exhibit "A", dated "Received October 18, <br />1990", on file with the Planning Department, except as <br />modified by these conditions. <br /> <br />Ail applicable City permits for the operation of the branch <br />office shall be obtained prior to occupancy. <br /> <br />A grading plan shall be submitted to the Planning Department <br />for review and approval prior to building permit issuance. <br />The grading plan shall show the finish floor elevation of the <br />bank and ATM location, the landscape mounding, and the <br />elevation of Hopyard Road. Modifications to the ATM finish <br />floor elevation may be required if the Planning Director finds <br />that views to the ATM location will be obstructed by the <br />landscape mounding. <br /> <br />Ail signs shall be based on the sign program on the <br />development plans dated "Received October 18, 1990" on file <br />with the Planning Department, with the following <br />modifications. <br /> <br />The construction of the copy "Bank of America" <br />shall utilize halo-lit brushed aluminum <br />letters. <br /> <br />be <br /> <br />The face of the Bank of America logo sign may <br />be the Bank of America corporate red. The <br />sign shall be of a halo-lit construction. <br /> <br />Ail directional signage for the ATM shall be <br />submitted for review and approval by the <br />Planning Director. <br /> <br />No freestanding identification sign shall be <br />allowed for this use. <br /> <br />The specific details for each and every sign, <br />including address signs, shall be subject to <br />final review and approval by the Planning <br />Director. <br /> <br />Prior to occupancy, the landscape architect shall certify in <br />writing, in a manner acceptable to the Planning Department, <br /> <br /> <br />
