EXHIBIT A <br />PUD 81-30-51D; DUTI~ RE~ff.,ITY ENTERPRISES <br />LOT 13Cv H~CIENDA BUSINESS PARK <br /> CITY COUNCILv DECEMBER 11; 1990 <br /> <br />Development shall be substantially as shown on the development <br />plans, Exhibit "A", dated "Received November 21, 1990" on file <br />with the Planning Department, except as modified by these <br />conditions. <br /> <br />Ail signs shall be based on the sign program on the <br />development plans dated "Received November 21, 1990" on file <br />with the Planning Department. <br /> <br />Should any wall signage be desired for Building No.2, <br />only one major tenant shall be allowed wall signage, that <br />signage shall match the wall signage detailed in <br />Condition No. 2 above, and said signage shall be subject <br />to review and approval by the Planning Director. <br /> <br />Prior to occupancy, the landscape architect shall certify in <br />writing, in a manner acceptable to the Planning Department, <br />that the landscaping has been installed in accordance with the <br />approved landscape plans with respect to size, number and <br />species of plants, and overall design concept. <br /> <br />Landscaping for the reconfigured Chabot Drive landscape median <br />shall be subject to review and approval by the Planning <br />Director. In general, the shrub massing used in the landscape <br />median just to the north shall be replicated. <br /> <br />Exterior walls shall be free of air conditioning, heating or <br />other mechanical equipment. <br /> <br />Final inspection is required by the Planning Department prior <br />to occupancy. <br /> <br />Ail roof equipment must be located below the top of the <br />parapet wall to the satisfaction of the Planning Director. <br />Evidence to this effect shall be submitted to the Planning <br />Director prior to building permit issuance. <br /> <br />The project shall comply with all requirements of the <br />Pleasanton Fire Department including those conditions outlined <br />in the plan review dated October 2, 1990" on file with the <br />Planning Department. Prior to building permit issuance, the <br />locations of the fire hydrants, water supply, access, and blue <br />dots shall be approved. Applicant shall provide a knox key <br />access system for the gated area within the development. <br /> <br /> <br />
