No. 1152 <br />~T PUD-71-1, Morrison Homes - final maps, <br />design review and landscaping approval of <br />the first phase of development and approval <br />of the overall development plan. (Tract <br />3184, Heritage Valley ). <br />Commissio~rer Hirst had a question on the <br />legal enforceability of Cond. ~6 in the <br />staff report. City Attorney indicated <br />that with the cooperation of the applicant <br />and the applicant's successor in interest, <br />this was a reasonable request. <br />Mr. Vince Aiello, Senior Planner, made <br />the presentation for the City staff. <br />He stated that this development is a PUD, <br />with 477 units, containing three housing <br />types. All will be single family. They <br />are the conventional single family dwelling, <br />the Garden Court home and a Parkview <br />Cluster condominium - type unit. <br />The project will have a centrally located <br />park, a corner street type of park, two <br />tot parks within the Garden Court area <br />and a passive park area, which at the <br />inception of the project will be the sales <br />complex area. <br />There will also be wide setbacks and land- <br />scaping patterns around the perimeter of <br />the interior project, a boat and trailer <br />storage area, a bike trail system along <br />Kaiser Road, Santa Rita Road and Mohr <br />Avenue, which will extend into the sub- <br />division itself.
