It was his feelin <br />that without resolution of the school <br />site situation, the overall density <br />should be left undetermined at this <br />time. <br />Commissioner Pereira felt that multi- <br />ples would be appropriate buffer <br />between the commercial and the <br />freeway. It is unfair to the appli- <br />cant and to the City and to the <br />School District to rezone that area <br />to a specific zoning district de- <br />signation at this time. It too was <br />his feeling that the PUD Multiple <br />designation would be appropriate, <br />until the needs of the community are <br />ascertained. He would like to see a <br />specific plan on whatever density <br />is chosen as the buffer to the <br />regional center is important. <br />Vice Chairman Pons asked about the <br />phasing of the development. Will <br />the center be developed first or will <br />it be concurrent with the residential <br />development? Mr. Fairfield indicated <br />that the intent is to develop both <br />together, predicated, of course, on <br />other factors. <br />-12- <br />
