4~'$ y <br />As"N~° CITY of PLEASANTON <br />~~ '/. ~ • <br />,~ <br />~~° Planning Commossion <br />~wrao t <br />MINUTES ~OF REGULAR MEETING. <br />Date : October 17, 1972 <br />Time ; 8:22 P.M. <br />FIaCe; Pleasanton Justice Court <br />noted on the approved tentative map. <br />Also, it is the Planning Commission's <br />intent to reclassify the neighborhood <br />shopping center fronting Pico Avenue <br />and Tawny Drive consisting of approxi- <br />mately 14 acres, more or less, to ap- <br />proximately 10 acres for a commercial <br />neighborhood shopping center with the <br />remaining 4 acres, more or less, to <br />be designated as a PUD Multiple Dev- <br />elopment (RM-2500 density) , said <br />property more precisely described as <br />Parcel 946-2551-1. <br />ecretary Castro refreshed the memoriE <br />f the Commissioners as to why the <br />tudy Districts were placed on certain <br />roperties within the City. This dir- <br />ctive came from Council at the time <br />he moratorium was placed on the Suno: <br />reatment plant. Instructions were <br />iven to review all properties which <br />re undeveloped and also to review, <br />f necessary, compatibility of those <br />roperties with the existing uses. <br />For this rezoning application, a map <br />was demonstrated indicating the parce s <br />in question and two reports were sub- <br />mitted for Commission's information. <br />It was staff's recommendation that th <br />properties south of Vineyard Avenue <br />be rezoned to single-family, since th <br />C-F designation was inappropriate at <br />that location. And with the removal <br />of the C-F zoning there would no long r <br />be need for the buffer of multiple <br />zoning to the single-family homes. <br />Regarding the C-C zoning of approxi- <br />mately 14 acres. Secretary Castro <br />felt that it was too large to support <br />the area in which it is located. <br />Recent studies have shown that the <br />average size of neighborhood shopping <br />-2- <br />
