4y~~~""r°~ CITY of PLEA~~ANT~N <br />~~ i Co i ion <br />Plar~n ng rnnn ~s <br />MINUTES ~OF REGULAR MEETING. <br />DQ~e 2 January 23, 1973 <br />Time: 8:0o P.M. <br />PIQC¢; Pleasanton Justice Court <br />STUDY AREAS <br />Area E, Lifted <br />Res. 1222 <br />A resolution was offered unanimously <br />approving the ordinance amendment as <br />revised. <br />Study District Area E - The area in <br />question is the Del Valle Parkway <br />property owned by Morrison Homes. <br />Secretary Castro presented an oral <br />report, using an aerial photo to <br />point out the subject property. He <br />also noted the area to be set aside <br />for open space. <br />'Res: <br />;Sec: <br />`Ayes . <br />aNoes <br />Absent: <br />'';Abstain: <br />Chairman Pons expressed concern that <br />should the Study District designation <br />be lifted, that Morrison would then <br />be in a position to develop the pro- ~ <br />perty under the P.U.D. RM-2500 densit <br />designation, which was the underlyingd' <br />zoning on the property. He favored <br />keeping the property under study and <br />requested that Morrison present pre- <br />liminary plans for Commission review,! <br />thus providing the Commission with ~, <br />more leverage from a density stand- <br />point. <br />(The City Attorney disagreed with the <br />(position taken by Chairman Pons, <br />!stating that since the previous <br />(underlying zone was a P.U.D., that <br />(this in itself would provide the <br />!Commission with all the leverage <br />,they would need. <br />.Discussion followed. <br />Secretary Castro then stated that the <br />examples cited by Chairman Pons were <br />instances which occurred under the <br />old Ordinance No. 309, but that under <br />the present ordinance, the City has <br />full control on all P.U.D.'s. <br />X <br />X <br />-4- <br />
