The staff also attempted to <br />identify the bare minimum improvements that <br />would take place in each phase development <br />regarding parks and street improvements. <br />00 Growth Rate Per Year <br />hase 1 - 1973-1978 <br />Mr. Castro explained that one of the most <br />difficult problems the City is faced with is <br />to program the number of lots already approve <br />under tentative and final maps, which amounts <br />to 6,618 single-family and multiple lots. <br />This number agrees with the figure supplied <br />by Mr. Blayney. <br />An additional 1,750 multiple units have been <br />computed that could be developed surrounding <br />the core area and part of the remaining prop- <br />erties on Vineyard Avenue, and based on this <br />growth rate, it would take 5-6 years to absor <br />6,000-odd units. If the growth rate is lower <br />to 250 units per year, it would take a full <br />20 years to just take care of the City's <br />pending obligations. <br />n the maps displayed various colors were <br />sed to represent different types of develop- <br />ents. The blue represented existing develop <br />ent, yellow single-family; orange multiple; <br />reen-striped for park improvements; red for <br />treets which should be part of the City's <br />apital improvement program for 1973-1978. j <br />Current population is about 32,000.
