M. <br />PiACIf+ Pleasanton Justice Court <br />recommendation that those lands be retained <br />in the I-P District. <br />Mr. Castro expressed the concerns the City <br />staff has regarding this petition. There is <br />considerable Office zoning within the Centra <br />Business District at the present time. <br />Mr. Castro also told the Commission that the <br />staff had done a brief review of the existin <br />Office zoning outside of the C.B.D. area, as <br />well as the amount of Industrial zoning avai <br />able for development. Of the 2,000-odd acre <br />of industrial lands, only 26 acres could be <br />developed at the present time. A study was <br />done of the I-P zoning in the Mission Park <br />area several years ago, at which time the <br />staff had recommended that the zoning be <br />changed to C-S, but that recommendation had ~ <br />been rejected. <br />Secretary Castro termed the present request <br />"spot" zoning. He recommended to the <br />Commission that the staff be allowed to make <br />a study of the Office zoning available withi <br />the City. Also, the staff could perhaps <br />define the types of office uses which should <br />be allowed in the Office District. <br />Mr. Bras, representing this application, <br />spoke and noted that this is the third hear- <br />ing on this case. <br />Mr. Joe Chickerella spoke to this applica- <br />tion. While he could see Mr. Castro's view- <br />point, he felt that the Office zoning could <br />be compatible with the adjoining neighbor- <br />hood area. He did not feel the I-P zoning <br />would blend as well with the neighborhood. <br />Mr. F.
