Tom Terrill indicated that as pointed out by Mr. Warnick the street <br />connection will provide a great benefit to them. He said that if <br />Johnson and Hopyard reach level "E" the Meyer street would be their <br />second access to the site. <br />Commissioner Wilson asked Mr. Warnick how much engineering the Meyer <br />people have done. Mr. Warnick said they are just starting and that <br />Reynolds and Brown assessment district is underway now. Commissioner <br />Wilson then asked if there is any reason the Planning Commission <br />shouldn't act on the Reynolds and Brown project this evening. Mr. <br />Warnick said the developers need to get together with staff. <br />Commissioner Lindsey said he would like to see the developers come <br />closer together with regard to their compensation and spoke in favor <br />of continuing this item pending their agreement. <br />The public hearing was closed. <br />Commissioner Jamieson said he wondered if Meyer was grandstanding to <br />bring the matter up tonight instead of sitting down with Reynolds and <br />Brown to resolve their problems. <br />Chairperson Getty said Reynolds and Brown need Meyer and not the other <br />way around. To make Reynolds and Brown better function they will need <br />the road through the Meyer property. <br />Commissioner Lindsey made a motion, seconded by Commissioner Doherty, <br />that case PUD-82-1 be continued for two weeks in order for Reynolds <br />and Brown and Meyer representatives to get together and settle their <br />dispute over these matters. The motion was carried 5-0. <br />UP-82-2, Brad Hirst <br />Application of Brad Hirst and Henry Cupples for a conditional use <br />permit to operate an electronic game room approximately 1877 sq. ft. <br />in size with thirty-five games, more or less at 4301 Valley Avenue. <br />Zoning for the property is P.U.D. (Planned Unit Development) Com- <br />mercial District. A negative declaration of environmental impacts <br />will also be considered. <br />Mr. Harris presented the staff report and recommendation of approval. <br />The public hearing was opened. <br />Brad Hirst, 2456 Minivet Court, Pleasanton (the applicant spoke). <br />He explained that in this application there are four areas to be <br />considered; namely, interior operations, school relationship, exterior <br />operations and shopping center cooperation. He said their clientele <br />will probably be young people the 5th through 8th grades and parental <br />assistance will be welcome. He said they will operate a 'tight ship.' <br />He said young people respond in a manner in which they are expected <br />to do so.
