Commissioner Lindsey asked about the imposition of this condition on <br />other developments in the area. Mr. Harris explained that Meyer and <br />now Prudential have come in with an overall concept for their pro- <br />perties. He then asked about the uses proposed for the Meyer property <br />to the south and the traffic generation of both. He asked if the <br />traffic generation of the proposed five-story office building would <br />be morning and late afternoons and whether or not this had been <br />addressed in the traffic studies. Mr. Harris said the initial plans <br />are for 924 trips inbound, 978 outbound and the new plan is for 298 <br />inbound and 1198 outbound. <br />Commissioner Lindsey asked if the improvements on Johnson Drive <br />would be able to handle the proposal. Mr. Harris explained the report <br />of TJKM and their recommendations. <br />Commissioner Wilson asked about condition number 8 in case PUD-80-14 <br />and if development would be withheld if traffic resulted in Level "E". <br />Mr. Swift said that the thing that would be done first as pointed <br />out by Commissioner Wilson if Reynolds and Brown are 80~ complete <br />and traffic on the road was reaching Level "E", this condition <br />would require that mitigation measures be taken immediately to <br />ensure the intersection does not reach that level. <br />Chairperson Getty asked what would happen if Reynolds and Brown goes <br />first and Meyer doesn't build because of traffic. Mr. Swift explained. <br />He indicated that the Reynolds and Brown traffic analysis assumed <br />Stoneridge Drive interchange would be in place or that traffic could <br />travel south through the Meyer development rather than Hopyard to <br />Johnson. <br />Chairperson Getty indicated she had a problem with one road in and out. <br />Commissioner Wilson indicated he thought perhaps this application is <br />to prevent the developer from losing sewer permits to Dublin. <br />Commissioner Jamieson asked about the gross square footage of coverage <br />vs the net square footage of coverage if a precedent would be set <br />in approving this for Reynolds and Brown. Mr. Harris indicated he <br />supposed that somebody else could attempt to get the same thing. <br />Further, Prudential has drawn the property line differently in that <br />they are showing the property line at the back of the curb whereas, the <br />street right-of-way will extend 10-15 behind the curb and that the <br />City doesn't know what the Meyer people will be proposing. He said <br />they have not come in with any specific building site plans to <br />calculate their 35~. <br />Commissioner Jamieson asked about the driveway proposed for the south <br />side of the motel.
