J. Parish Organization <br />Application of Richard and Ursula Ultsch and Theodore Bates for <br />prezoning and development plan approval for an approximately <br />247 dwelling unit project on an approximately 29 acre site <br />located on the north side of Vineyard Avenue opposite Sauterne <br />Way. The property is currently prezoned P.U.D. (Planned Unit. <br />Development) Medium Density Residential District with certain <br />conditions governing its development. The Planning Commission <br />may recommend approval of the new prezoning and the proposed <br />development plan or make any other recommendations regarding <br />the subject property consistent with the General Plan. A <br />negative declaration of environmental impacts was also considered. <br />Mr. Harris explained the staff report and the differences in the <br />current proposal and that previously considered. In answer to a <br />question posed of Chairperson Getty, Mr. Harris stated that no <br />attempt was made to eliminate children from any area of the <br />development. He stated that the City felt, however, that persons <br />50 and over would probably generate less traffic than young <br />families with children. <br />Commissioner Wilson addressed the setbacks of driveways and <br />structures. Chairperson Getty asked if when there was a 23 ft. <br />setback there would be an automatic garage opener. Mr. Harris <br />responded that standard size automobiles wouldn't hang over the <br />sidewalk while opening the door.
